Bottom Line:

I cannot currently recommend this place - there are other places that are cheaper and likely to be better managed.

Local Management Problems:

At the end of 2002 a new local manager moved in. Ever since then things have been going downhill.

She is unmotivated to help tenants, unresponsive to complaints and generally a pain to deal with. Other tenants have said that she has gotten more polite recently.

She does not keep the place clean (Occasionally there is flurry of cleaning before the owner visits however). There often is debris around doorways and the pool area. The laundry room floors are seldom mopped.

If you report a problem it often takes a very long time before anything is done about it. She provides little or no advanced warning as to when maintenance folks will need to enter your apartment. When maintenance is performed it can sometimes be very slipshod.

The previous local manager would carefully water the beautiful vegetation around the complex - now irrigation is haphazard at best.

This complex used to be fairly quiet. Now young children run around screaming. The pool area is can get noisy as well. In the past the local managers extended family would monopolize the pool area for long periods of time - thankfully this has stopped.

Rent Levels:

The owner has tended to be unrealistic about the rents he can charge - he was very slow / resistant to reducing rents after the internet bubble burst. Several tenants are still paying above market rents.

Positives:

On the plus side the owner is investing in the property - recently a very competent handyman made the rounds fixing various things and replacing kitchen appliances. Unfortunately he is gone now. The owner is making some efforts to keep the building up - laundry rooms were painted and new equipment installed.

The apartments in the building have very nice views out back. The pool area (when maintained) can be quite nice. There is plenty of parking. The sound insulation between units seems better than average. With caring motivated and competent management this COULD be a very nice place to live.
