The Buena Villa Apartments offers a pleasant, gated community atmosphere without the expensive price tag. The pine trees through and the meticulously landscaped grounds keep the area cool and sheltered.

The apartments themselves offer good storage, larger than average patios and have been refabbed - not rebuilt - in a manner that is livable at the price tag requested.

There are plenty of children and a good mix of people. The clubhouse is nice, the gym - yes, a gym - is now open 24 hours and the pool is centrally located for easy access. There is a barbeque area and the tenants are generally quiet.

There are some problems, like the traffic noise if you're apartment fronts Knott Avenue and ants are an occassional pain, even though the complex has an exterminator in twice a month to control the problem.

The parking is one assigned and general, the gates are easy to access from both La Palma Avenue and Knott Avenue. There is usually no problem getting a space for an additional vehicle.

I personally recommend this location for the service and environment offered at the reasonal price tag. Buena Park in general appears to be of the most reasonable in Orange County but Villa Buena Apartments provides a high end appeal without the fee.
