I have lived here for 2 years and am moving soon. It is awful here. Many of the residents look like extras in a rap video and there are fights, confrontations, and there was a car break-in here. The manager does not do anything to make the place better and he continues to move in questionable residents. The complex is filthy and the parking garage has USED toilets that remain uncovered next to the constantly overflowing dumpsters that you HAVE to walk by to get to your car. The elevator smells like body oder and cigarettes and the place is never cleaned. The carpet in the halls is filthy dirst and stained. There are webs and pieces of chewing gum on the hall light fixtures that have been here since I moved in. They are doing construction and rennovations now so it is impossie to use the elevator since the day laborors are using it to transport materials up and down. The money they are asking for the newer apartments is insane. They will never get it running an operation this way. The place is a ghost town now. It is useless to complain about anything as the manager is known for throwing out anyone who disagrees with him. This is why I am finally moving and I cannot wait, Apartments in Burbank are normally wonderful. It is a shame to see how dreadful this building is when it could be so nice under the right management.

Amen to this review. When we left a few months ago...we had experienced the "renovations." The manager is an absolute TOOL. I have never known anyone as lazy as this person. The complex took a drastic turn for the worse when he started. "Gangsta" residents are now the norm. It was horrible. People would move in, cause problems galore, then be evicted. I'm actually quite surprised that the parent company has allowed this fool to continue to run The Oaks. Maybe they have cut their losses. Maybe they just gave up. All I know is this: I'm happy I got out. Ghetto in Burbank. Can you even imagine? Burbank?
