I just came across www.malibucanyonapartments.com where I came to the conclusion that the resident who posted that is probably getting evicted...I have lived here for a year and these are some of the things I would like to share..
1. Construction- You may see pictures of an empty pool but have you seen what how much they remodeled the pool area'' Now there are cabanas, new bbq grills, 2 new fire pits, and lots of lounge areas. And does anyone realize you need to have a little construction to better the community' Not only did they re-do all the pools but now there is a 2 story gym with brand new equipment, brand new resurfaced tennis courts and also a basketball court. I can't believe people are complaining about construction when the community looks so nice. I talked to a lady in the office and she said the pool should be open by next week but what the website didn't tell you is the pool that was under construction was not the only pool there are 4 pools total on site.
2. Fires- Yes being surrounded by beautiful mountains in Calabasas there is a chance that there can be a wildfire and yes the fire was a little too close to comfort but I live in So-Cal whether its an earthquake or a fire Malibu Canyon has no way of controlling that. All AIMCO properties require liability insurance before you move into the apartment which not only covers a fire but also any other natural occurence.
3. Office Staff- I have seen changes with the office staff since I have been here but never once have I been talked to badly or had any miscommunication problem. I got a notice on my door and so did the rest of the community stating that there can't be any items by your front door and stacked on your patio and I completely agree!! They are trying to regulate and make sure the community is clean and uniform with each other and this guy who is writing bad about malibu canyon contradicts himself by taking pictures of trash by multiple residents doors and patios and then complains about the letters! are you serious'
4. Parking and traffic- A one bedroom gets one parking space assigned and two and three bedrooms get two assigned spots. There are not a lot of visitor parking spaces on site but from the stop sign on Thousand Oaks blvd to the dead end on las virgenes it is all street parking available for visitors and not normally packed. The website says traffic is horrific which is not true at all. Come see for yourself!!
5. Pets- yes I have to pay a pet deposit and have to pay pet rent but that is the case in most places and if you have a pet you love I am willing to pay for it. The pet deposit is refundable if your pet didn't destroy the apartment anyways. As far as wildlife you are surrounded by mountains. I have not heard of anyone getting attacked by coyotes or mountain lions here as far as your pets this is an apartment community not a house keep your cats and dogs inside.
Honestly come visit the community day or night and SEE FOR YOURSELF!! The guy that put up www.malibucanyonapartments.com is someone who is disgruntled and pissed off..and I bet you he is getting evicted! A lot of people like it here and those that don't either have issues or maybe have broken the rules and procedures of the community lease agreement and this is their way of lashing out! go to the real site and see for yourself www.malibucanyonliving.com!

MMMh... Good sale's pitch! I have a feeling this is posted by a staff member... they are a lot of moving trucks going in and out, and guess what they are moving out... Staff is awful. Rent is absolutely outrageous. The gym and pool? let's get real. it's for the wow effect to real in new tenants... This community was great! It just lost it's human touch. It is a big corporation running this place and they will treat you like ----. I have a tip for you. Get a nice apartment with a nice landlord you can actually talk to, and pay less rent. you can get yourself the best gym, pool, etc, with the money you save and I'm pretty sure you can eat a nice Sushi 4 times a month with the money you save... DO NOT RENT HERE! You will regret it and will move out faster than you can imagine... Did I say anything about crack dealers? Good place to get some if you're into it...

No not a manager I live in building 26 if you must know.. Obviously mr. anonymous is the person writing all the stuff on the website.. I checked pricing online and that is the reason I found the website.. Yes cell phone reception is a problem but that depends on where you are! My 4 bars went down to a 1 bar but I am surrounded by mountains. Your points are funny.. cell phone reception, ants, mud, dust, smells? sounds like you should just find yourself a house somewhere away from any natural occurences.. rental increase? umm my renewal letter says if I sign a year lease I only pay $40 more a month.. maybe they increased yours because they want you out! Research Calabasas and you will understand that there is a Calabasas Landfill and yes the smell of sulfur you can smell in some areas at night time..Pretty sure I haven't seen any crack dealers the past year but pretty sure you are familiar with that area so they must be friends of yours! People need to see it for themselves is all I have to say and those who want to leave I am excited for you to go!

I will visit building 26!! Either a family member of the rude staff,a friend, or staff!! I know many people who live here and the only people who accuse tenants or threaten them with eviction are STAFF related people. It is obvious that this person cares little for tenant concerns, lack of repairs, and cares little for rent hikes,late fee hikes,parking space hikes, disregard for people who live here, so this is most likely A STAFF RELATED PERSON writing THIS UNTRUE COMMENT. I am not getting evicted and it seems like the staff wants to threaten people with eviction even when they leave comments. NICE TRY...DO YOUR JOBS RIGHT INSTEAD!

I would love to see who lives in building 26. It probably is someone who has HUD housing, a staff worker, or a maintenance worker, who views this place as a "luxury" because it's free.

Oh lookie! It appears that they have ushered in a new team of sales stiffs as the last group fled or were fired. This post proves the new sales crew are as clueless as the old ones. I guess this is to be expected as plummeting occupancy = lower mo. rents = lower commissions = a bottom-feeder sales staff. A 1-bedroom went from $1299 to $1249 to $1219 to $1199 in the last 60 days - what's next? A free set of steak knives with every lease? I am also guessing the sales office is mighty slow and a commission hungry minion is shilling the best that they can to stop the word getting out about this hell-hole. Well this is what you call "a backfire". Your faux post has done you more harm than good along with demonstrating your very low IQ. FYI - There are three (3) tenants, not one (1) as you suggest, that have taken it upon ourselves to make sure that the consuming public knows doing business with Malibu Canyon Apartments / Living is a very bad idea. The vast majority of the ratings are from other tenants. We are however speaking for many, many tenants I can attest to first hand. That is why week after week more and more vacate and rent prices keep dropping . You reptilian-brain, car salesman types will learn what anyone dealing with the consuming public learned in the 1980's; that is, it is harder to gain a new customer than to keep an existing one. Abusing a lease, a brain-dead office staff and ripping people off on their deposit once they leave may feed your little black heart, but it is not a sustainable business model as your corporate office will soon need to come to terms with. So get with it quick or your sales efforts will be limited to straping on a drool-bucket and spinning a sign on a street corner for $5 off a large cheese pizza. If I am mistaken and in fact you live in the complex, please let me know your unit number. I would like to walk over and shake your hand and apologize. I will post a correction if this is true however I doubt it. I have a very hard time believing someone would be this pathetic.

If rent prices are lowered for new tenants, would current tenants be allowed to get those prices? Just wondering because my job is currently downsizing and I don't know how I'm going to afford rent here since apparently they stopped allowing credit card payments...

It is true, the current manager and an ex employee would post positive comments on this site and the Aimco Intranet. Anyone who have something good to say about this place is one of a very few. Management is very low class. Especially the current manager. She is not helpful and always rude.

OK I absolutely refuse to believe this review was written by an actual tenant! This ALL bull garbage! You have to be a sales rep at MCA. This place is HELL.

I agree with most of what was said by this post. I moved in 4 years ago, and was not warned about the sulpher smell or the dead cell zones. Those are my two biggest pet peeves. It took a very long time to finally figure out what the smell was. My boyfriend forwards his Verizon phone to the landline every day, and I switched to Sprint (it's the only one that gets service where we are) because I had to make a lot of long-distance calls during the day. My major complaint are the numerous rent increases, even when it was obvious they had other vacancies in my exact floorplan. I will be asking for a major rent decrease before I renew (if I renew). That said, I do agree that the rest of the items mentioned were fair. The pool & cabana area is gorgeous now, I love the new exercise equipment. There are also many people who skirted the pet fees & deposits for a very long time, and the new management got their repair staff to make notes of which apartments had pets (that were unreported). Next day, those residents would get warnings to come in and declare their pets or be fined. Some residents tried to ignore it, or get around it, and in the end, were fined more than they would have paid if they had just declared the pet. That is the purpose of a fine/punishment for breaking a contract agreement. That said, of course I don't want to pay extra for having pets, but it's either that or to live in a complex that doesn't charge for it, and I'd get crappy carpets, no pet-waste-trash cans & green baggies to put my dogs poo in, and whatever other crappiness that comes with low-maintenance complexes. The deposit I understand, if pets do pee in the carpet, that doesn't come out easily. The monthly pet rent, I don't agree with. The only thing it could be for is to refill the poo bags that are available for pet owners to use. How much could those things cost that they'd have to charge more than $1-5/month for???
