I guess we are the lucky ones. We have lived in University Glenn since last march and have not had any problems.
When we moved in we were allowed to move in two days earlier than planned, we were given the keys and a sheet the day before move in to look over the place and tell them if things were wrong....I have heard that some people around us including our neighbors where not allowed to do this. We insisted on it.

At the time we moved in the road to our house was complete and the parking lot was done, the over head carports were done as well they just weren't painted yet. The steet painting and curb painting wasn't done.

We were told at the time we made our DEPOSIT that there would be no University Glen fitness room...HOWEVER...we were given a CSUCI campus flyer that stated we could use the fitness center and gym right down the street on the campus itself. The price is $150.00 Per YEAR NOT per Person. That seems resnable...it sure beats any gym in towns prices!
About the rent....PRIOR to signing your lease you were told about the percentage of increase you would be paying after you were there for 12 months....It is IN THE CONTRACT...page One...it is in bold...ours went up by 7% (as stated in the contract), it also lists the NEW price you will pay for rent. If you do not want to pay the increase...you have the option of not moving in. If they try to charge you more, whip out your contract....it states it there in black and white.

As far as pet rent...yes I to do not like that fact that they charge an additional monthly fee of $15.00 a month for you to have pets. I do not like the fact that I had to pay a pet deposit of $300.00 in addition to my regular deposit of $500.00, however, I knew about it PRIOR to moving in so it was decieded that this was a small price to pay for our cat.

As far as the maintence, fortunatly we have only had to call on them twice and they came out the very next day and it was fixed.
I only have contact with the office staff when I pay my rent or go to the monthly gatherings they have at the comples, which are nice and usually alot of fun.

The office staff has always been nice and curtious to us, yes cookies are baked daily and somtimes the door is locked because the person that shows the units is taking someone on a tour but I do not go up to the office every day with an issue.

We just love it out here, it is quiet and a wonderful place to walk around, the street lights are up along every street, and most street lights are up and running on the campus at night now as well.

Some places have garages and some do not, there are however garage spaces that are not connected to any apartment that can be rented out to store your extra belongings.

Since this is a new place the pool did take some time to get completed, however it was done about two-three months after we moved in, it is kept nice and clean complete with restrooms and showers and waterfountains. There are lounge chairs and tables and a jacuzzi too.
The security is nice, they drive around all the time and are there if you need anything. There are no security systems in the houses themselves....maybe the houses that you can buy have them, however, none of the rental units have them.
The carpeting is better then that hard burbur stuff it is soft and has good padding under it. Crickets were in our house until we caught them all and put them back outside, now there is no problem.
We have CENTRAL AIR/HEAT, not sure if the one bedrooms have them or not, I know the two bedrooms and three bedrooms do.
We are all in all very happy were we are.

Most importantly...if you go to move into a place and get told about the increase in rent, get told about the pet deposit and pet rent, get told about the pool not being completed yet, get told about the fitness center not being built and you have to use the one at the college, or are worried about the 10 minute drive down the road to Target or Ralphs or anything else that you can think of....then maybe you need to NOT sign the lease...find something that makes you happy..really it is all a matter of what you are willing to take.
We have no noise problems were we are at, we only hear the cayote's howl at night.
So I guess we are lucky.
