Nice complex, generally quiet, very mellow

I've lived at Villa Camarillo for about 4 years. 2 in an upstairs unit & and 2 downstairs. Here's a bit of insight.
Overall the complex is extremely quiet. I haven't noticed any noisy, obnoxious kids or animals. However, I've got a neighbor that is quite the door slammer and the guy above me is a bit of a lead foot. However, for the most part it's pretty dead on a noise level. You'll hear crickets at night.
Parking is great. It's never hard to find a spot. I've looked at other complexes where people pile up along curbs and take up two spots. At Villa Camarillo, they're like Nazi's on the parking. No pass in a visitor spot, you receive a warning, then a tow. Fine with me.
Apartment layout: My apartment is pretty spacious, roughly 800-900 sq ft. I've got the largest 1-bedroom with a large patio/yard. The kitchen is a bit dated & they don't supply appliances. The bathrooms are relatively small and mine has required maintenance on several occasions. The caulking on the tub consistently deteriorates, the shower head is slightly loose and the ceilings peel over the course of a few months if you like hot showers. Not a big fan of the bedroom layout sharing part of the vanity, but I've made due. Not a ton of closet space, but I have a above average closet needs. Having a yard with grass is great, it allows for a great private view from the bedrooms, there's a water spicket outdoors for a hose and if you're lucky enough to get place next to a parking canopy you'll have a tremendous amount of privacy.
No in-unit washer or dryers, but the on-site laundry units are nice. Never really packed and well lit. Key required, which is nice. $1 to wash, $.75 to dry. Great deal.
Management is pretty great. Not the nicest outgoing group, but they're on top of their game. Repairs happen within 1-2 days, they keep the complex extremely clean, if you complain about a neighbor they follow up. Pretty flexible on rent, they give you 2 days notice if you're late. They're great about pretty much everything. No complaints from management at all since they fired the former lead manager, and at her wost she was just a terrible person. They haven't raised my rent astronomically. I came in at 1015, they raised it to 1050 then to 1075 over 2 years.
Camarillo is an amazing place to live. Very quiet, insanely safe and very community oriented. Everything you need is close, shopping centers, outlets, great dinning. PCH is 8 miles down Los Posas and the traffic isn't terrible unless there's a big festival. Villa Camarillo is located in a older part of Camarillo, and in turn the units are a a bit dated. I've read mentions of abspetos online, but I'm not certain if it's the case. If so, I'd be pretty bummed. I am going to call and ask.
Villa Camarillo supplies central water heating (awesome) and they cover the trash and water. I only pay gas and electric. Definitely a low point that there's no central A/C, but my issue was solved with an in-window unit and it never really gets above 85-90 degrees on the hottest day. I've recommended several people here and received $200 each time. Haven't had a problem with rusty plumbing or pests like other have reported. They bug guy is here once and week, the maintenance guys in golf carts are always driving around and there is a security patrol.
Overall Villa Camarillo is a real hidden gem. They don't offer low-income housing, so it keeps the undesirables away and the rent is extremely cheap for the value you receive. To be honest, I have been looking to move in to a luxury unit in a new complex, but they're $400 more a month the reviews have been horrible. I've never had a security issue, or unsafe situation. Really pleased with Villa Camarillo and Camraillo in general.
