Great Location!

I lived at the Avalon Apartments for about 7 years. I have lived on both sides of the complex in a one and a 2 bedroom apartment. The right side of the complex (building 532) can be somewhat noisy because of the lumber yard behind it. The left side of the complex is much quieter. You can hear the VTA go by but you get used to it.

Avalon Campbell is probably in one of the best locations you could ask for. It's right on the Los Gatos Creek trail so you can go out for a run, bike, or walk your dog just by stepping outside your apartment. It's less than 1/2 a mile to downtown Campbell, and about a mile to the Pruneyard. There are many restaurants and bars. As well as the Farmers market every weekend in downtown campbell.

You are paying for the location as well as the apartment complex amenities itself. So take location into consideration when you see the high price.

The entire staff has turned over in the last 2 years and is not as good as it was in the 5 years prior.

The condition of the complex can vary by apartment. The when I moved accross to a 1 bedroom it had stained floors and was in so-so condition. Demand to see the apartment you are moving into prior to your move in date to make sure any neede repairs are done before you move in. However when I first moved into the 2 bedroom apartment it was in very good condition. It depends on how rushed the maintenance crew was to prep your place.

I would recommend the location if you will make use of the creek trail and go to downtown campbell as I often did. It's worth it and you won't regret moving there.

Parking can be a pain if you have more than 1 car and are not willing to pay for an extra spot. Depending where you live in the complex there may be more uncovered (open) spots. The right side of the complex near the end has the most open spaces for visitors. The left side of the complex has the least.

The maintenance crew is pretty good and fixes stuff pretty quickly. You just have to get around to calling them and letting them have access to your place.

The rent has gone up about 10% a year, however most well run apartment complexes have been increasing. If you know you will need a place for a while sign a loner lease. Their minimum lease right now is 10 months. But you can go as long as 18 months I believe. So sign the longer lease if you know you will be around.

I had a cat and they do require a deposit of I think $750 plus pet rent. I believe they will feed your animals and also get your mail if you are gone you just have to ask. Of course if you didn't tell them you have a pet and you ask you will have a problem... as well as if you have an animal and ask for maintenance.
