The Good:
The building is fine, nothing special. The pool and workout room are nice. The pool is especially good for kids.

The Bad:
Guest parking is not convenient to most units and they have a ridiculous 3-hour limit in guest parking. Even though it's not strictly enforced. It's no uncommon to come home to find someone else has parked in your assigned spot.

The Ugly:
The management are mostly brain donors, used car salesman type slicksters, lazy, or some combination thereof.

On the money regarding the management. Will rip you off at every turn! When we renewed lease were told that rent won"t be going down - because rates for new tenants will be increasing. Turns out we now pay 200 -300 more then new tenants. Upgrades are a joke - company is cheap, cheap, cheap. "Faux" granite countertops are crappy epoxy (yuch!) "Woodlike" floors are vinyl. Gym is filthy and equipment is old, not serviced. TV in there has not worked for years. Do some research and you will find that Waterton Properties has a horrible reputation.

I was a tenant from mid-2004 through August 2009. This place when from bad to worse when Watertown took over from Avalon. The Watertown staff is incredibly unprofessional, unhelpful and it doesn't matter if you talk to Mark the manager, Cindy the Assistant Manager or Rhinanna who truly doesn't belong in customer service since she doesn't know how to handle basic concerns such as a noise complaint. They were very unprofessional to deal with from day one. - The restrictive parking policy makes it not conducive to host guests - Every maintenance request I made was been treated like an inconvenience by the staff with no commitment to timely resolution. In fact, Mark even had the nerve to say that I did something to my garage door which caused it to malfunction the way it did. Another time, I had an issue that required resolution and Cindy asked me if I could wait 24 hours since she would have to contact someone who was on call since the regular maintenance person called in sick. Atta way to inconvenience a paying tennant who pays your salary Cindy. - As a longstanding Avalon resident I was disappointed with the way the Watertown transition was handled. Aparently, there were some issues with the transfer of paperwork from Avalon to Watertown. Never really got a clear or consistent answer about this from the two staff I discussed it with. When I discussed this issue with a different staff member, she gave me a different answer than the other member of the staff who said they received no records from Avalon. After receiving inconsistent answers from the staff regarding the paperwork they had access to from Avalon, my end conclusion is that someone was either lying to me or just lazy. In either scenario, this is a questionable way to run an operation. Run as far away as possible and check out YELP for other reviews. Some people are happy and it's ironic that only the happy people are responded to.

I had stayed here for over 2 years and saw the change in management. I echo the concerns regarding the deterioration of the quality of management and had horrible experience in dealing with Mark and Cindy. They have no respect for the customer concerns and talk to you as if they are doing a favor. Parking is a nightmare and the biggest nightmare is getting your concerns heard by the management. The point made above regarding the paperwork at the transition was also experienced by me and I fully agree that the guys gave inconsistent answers, charged higher rent than the market rent (gave me barely 3 days to decide whether I want to renew or not). They set the worst example as to how the property should be managed. Do yourself a favor by staying away from this indifferent pathetic management.
