Let me start by warning you that my opinions are biased by the fact that I recognize that the valley is the armpit of the universe. No culture, no class, no good food, it doesn't even have the fake plastic freak LA attitude going for it. However, if you HAVE to live in the valley, and it HAS to be close to snobby West Hills and Warner Center, then this place isn't bad.
I lived here for 6 months in the summer/fall of 2006. Third floor, 1-br center unit, outside eastern exposure.
Positives:
Great Jacuzzi. It's always clean and hot. Despite what other posters tell you, three leaves floating around doesn't constitute filty. I wouldn't drink it, and I'd shower afterward, but it's a great way to relax in the evenings and usually empty.
Nice courtyard with a community cat. You don't need one of your own, just pet the fat black-and-white tabby with half a tail and he'll be your friend forever. You can even pet him from the jacuzzi. He doesn't care if your hands are wet. Don't put him in the jacuzzi though. He doesn't like that.
Good service. Maintenence fixed my broken stove the next day. Nothing else went wrong while I lived there.
The elevators work most of the time.
Neighbors are usually quiet. There's some noise in the parking lot, but that's mainly from one junker hotrod that won't keep running if the owner doesn't rev it. Too bad he works the night shift. Oh, the garbage trucks are noisy and usually come by about 6:30 on weekday mornings. Shut your window and you should be fine.
2 car parking per unit. It's tandem, and that sucks, but at least they give you 2 spaces to a 1-br.
Fairly honest managment. They're not slumlords.
Nice view from the 3rd floor. If you like overlooking rotting rooftops putrifying under the valley's toxic smog cloud.
Not filled with the usual valley scum, ie: stuck-up trust fund baby daddy pays my credit cards pseudo-hollywood-wannabe-stars, like the Pointe, Oakwood, or those other places closer to Warner Center. Just read the reviews for those places. The things those leeches find to whine about, seriously! The people here seem to be familys and working folks. Respect.
Negatives:
- 1 walking gate to the parking lot. Very dangerous if there's an earthquake. Very annoying if you want to ride the bus. You have to walk 2 extra blocks to get to the Orange Line station thanks to the one stupid gate on the West side of the complex.
- Not great street. The walk to/from the bus shouldn't be made alone at night by women. It's okay during the day or for guys, but some theives and drug dealers are starting to hang out there.
- Tiny and overpriced units. But the balconies are big, and unstable-looking.
- Car-eating speed bumps in the parking lot. People drive all crazy to get around them because they'll ruin your shocks since you have to drive over 10 of them every day just to get out to the street.
- It's freaking HOT on the top floor and the AC is a power hog. I suggest a 2nd floor unit, unless you want the view.
- They keep the parking lot shiny and clean by using leafblowers to blow the dust off the pavement and onto your car.

You know, I'm actually okay with a dusty parking lot. Meh. I'm okay with a dusty car too, though. Once upon a time, though, we had things called "rakes" and "brooms" that I used when I worked in landscaping, all of 5 years ago. They didn't take any gas and they didn't give you black lung.
All-in-all, it's an okay place to live. No major problems. If they were charging $800/mo instead of $1075/mo I might have considered staying.
