I have lived here for a year now and will not be renewing my lease. The office staff is always nice, however nice and helpful are not the same thing. I always get the deer in headlights look even when asking the simplest questions. Maintenence staff is both nice and helpfull, never had any problems in this department. On looks alone the place looks great, but if you spend time inside you quickly realize how cheap everything is, carpets doors, appliances etc. Fortunately most of the residents are quiet for the walls really are paper thin, enough so to where you could clearly make out coughing, tv, even a dog walking around upstairs. The pool area is awsome I love the firepit and gas grills. The movie theater they use as a big selling point is a joke, it never works, its really not that big and the sound and picture quality is horrible. Kind of like watching a bootleg movie. The gym is halfway decent although lacking in a lot of areas and kind of small. The biggest drawback really is the price. If you are ok with spending $2000 on a 1 bedroom apartment then its great. But for the quality of the stuff inside the apt. its just not worth it. You really do end up paying a premium to live in Aviara.

I agree 110%!!!!! I will not be renewing my lease either...can't wait to get out! Too much gossiping between neighbors and staff as well...losers! Not worth the price at all; the Carlsbad Aviara area isn't THAT prestigious...

Yes, there is a saying at Mirabella; The only thing it doesn't have is secrets. I have lived here for over 5 years and have seen the good, the bad and the ugly. It is situated perfectly to be quiet yet near shops. We do get the kids from the track homes across the street now almost constantly to borrow the jacuzzi and pool. Aviara HOA seems impotent on this issue. The place just got a fresh paint job which looks good. Yes the walls are paper thin and the place is starting to show its age. There are 8 amenities: Pool, grill, firepit, jacuzzi, kitchen, workout room, billiard room and theater. Currently 3 of those are defective. Maintenance within the apartments is done promptly and well. The public amenities are sometimes down for months at a time (example-jacuzzi now inoperable for 5 weeks). Parking is very good in that there is plenty of it. As for neighbors, it haas become kind of a short-term corporate rental place rather than an apartment community. I believe they are over 23 percent corporate currently and that number may be higher. It is very close to the middle-school so your kids can walk. Crime is negligible. The apartments run small. The garages are nice size but come at 150 a month. Increases for residents are excessive. Plan on 100-300 per month increases annually. It is pretty quiet and it takes less than 10 minutes to get to the beach.
