Dangerous Place to Live: Waterstone Carlsbad

I would NOT recommend Waterstone Carlsbad for the following reasons:

1) - Mold is a huge problem
- Nasty mold covers the lining of the apartment windows and its growth is very difficult to control in the bathrooms
- This is very unhealthy and made all of my clothes and personal belongings smell like mold

2)- Safety and noise levels are a huge problem
- Almost every night, including both work nights and weekend nights, you will have to listen to loud, obnoxious, verbally abusive neighbors
- This usually goes on all the way until 1 or 2 in the morning, sometimes even later
- Their offensive, loud conversations include screaming and abusive language and made me feel very unsafe
- These noise level issues are FAR worse than all of the other many apartment buildings I have previously lived in, making Waterstone Carlsbad the most unsafe lifestyle I have ever experienced

3) - Parking is a huge problem
- A designated parking spot is not included with the price of your rent so it is first-come, first-serve and if you come home after about 9 PM, you need to park and walk, at the risk of your own safety, across the entire community to get to your apartment
- If you decide to pay extra for a designated spot, the total price per month of living at Waterstone further becomes way too high for the lack of quality you are getting back

4) - Rude leasing office management staff are just not helpful
- When I spoke to the leasing office management staff about my safety concerns, they seemed to find them funny/amusing and did nothing to try and resolve the serious problems
- They simply just don't care that much and don't feel the need to solve the problems that will avoid future ones
- The most common quotes that I hear from leasing office management staff when you tell them about a problem are, "There's really nothing much we can do" and "Well, it's our word against yours now, isn't it". This is manipulative and just plain lazy.

5) - Laundry rooms, particularly the dryers, are not sanitary
- It seems that people put their dirty clothes in the dryers without washing them first and this creates dirt and sand build-up in them, making them unusable if you want to have clean clothes
- Also, on a couple of occasions, there was dirty womens underwear hanging on the door knob of the laundry room

6) - Walkways and parking spaces are often scattered with trash and unfinished soda cups/cans

For the safety and health of you and your family, I would strongly urge you to stay away from Waterstone Carlsbad.

In my opinion, Waterstone has some onerous contract provisions that may be unenforceable under California law. Problem is, most people won't fight them. If you are having trouble with them, or need to break your lease, be sure to talk to an attorney!
