I love living here. I have lived here 3 years now, and it is the first place that felt like a real home in a very long time. I went through some trouble earlier with my rent and paid it late for almost a year. They were very understanding, and I always felt as if they were concerned about me and not my money. Perks: Right across the street from Carmichael Park; Right outside Sacramento; Very little crime; Close to everything including night life, shopping, great schools and recreation within a 15 minute radius; Reasonable rent, with different terms; Free cookie when you pay your rent. Minus: Right off of a busy street; In a pretty big community, so you get that "lost in a crowd," feeling; Pool isn't heated and repair work is rarely quality work. (Deposit was with cat...)

If you paid your rent late you were charged a hefty late fee, which more than covered the cost of the cookie.
