I don't know about the maintenance, parking or any things else about the property since I was only a prospective tenent, but I am glad I never moved in. My husband and I had a few friends of friends that lived there so we applied there. The management staff was kind of rude at first, but it was a busy weekend so we waited patiently. After the credit check, they tried to say that our credit was so bad that they needed an additional 200 dollar deposit in addition to the 400 dollar pet deposit and the 300 rental deposit. We were completely shocked to hear this. We did have some pass credit issues, but has recently paid off all our creditors and had letters to prove it. They tried to say it was because my husband had SMUD in collections before. It was paid off before we applied and we explained it was because of an unfortuant situation with a drug using roommate when he was fresh out of high school. It wasn't good enough for them, so we when elsewhere and got in with no additional deposits needed. Hummmm, makes me wonder. Then when our friends of a friends moved out, I was informed that even thought they lived there for over 7 years, they were being charged for painting, cleaning, and carpet replacement. I'm not sure what ever happened, but them, but I am sooo glad we ended up moving elsewhere. Hopefully things have changed since then.

i had a situation with them when i moved out however time is precious and i had no time to argue with them. ever since they got the new manager it has gone DOWN HILL! atleast the staff was awsome till recently. now for the info they told you for deposit stuff, well every company has there policy however fpi's sucks so... but however for your friends moving out after 3 years you can not be charged for painting after 5 you can not be charged for carpet, cleaning on the other hand there is no ware and tear allowance so if you dont clean you get charged. So i would look into that one! best regard to your friends and good luck... in addition that area sucks anymore anyways so thats why you should be glad you didnt move there.
