We've lived here for 3 yes 3 years and have never had any problems. Management is friendly and they always take care of us and get our occasional maintenance issues fixed right away. The air conditioner outside the building was creating a vibration that resonated through the floor and walls so it took a few days to have a pow-wow with the office manager and the head of maintenance but they came and examined the problem and decided to spend the money to replace the a/c and the problem was solved. They were very sympathetic and helpful.
The entire complex was remodeled with new roofing,siding, balconies, doors and windows, paint, asphalt, the works. Yeah it was kind of a pain enduring the noise of construction but it really wasn't that big a deal. They relocated us into a refurbished apartment and paid for the movers to move us.
The landscaping is new with lots of pretty flowers and a fountain in front of the office. Gardening is done every week.
Parking is covered and close to our front door. People here are friendly but keep mostly to themselves. There are a lot of nice vehicles here, too. There have been a few issues with crime/theft and we did get a notice on our door about a downstairs tenant who had someone break in and was raped. (That's why we always live upstairs.) But this stuff happens everywhere and can happen anywhere. I spend a lot of time in the parking lot at night and have never seen any nefarious individuals. Nor have I EVER felt unsafe here. I'm a guy but still. Citrus Heights PD is here occasionally but from what I can tell it's because of people having a good time on their balcony a little too late at night.
There is also private security who patrols the premises regularly. And one night I got home from work pretty late, around 1 a.m. and was sitting in my car listening to a latenight radio show and a cop passing through stopped and asked me what I was doing and if I was a tenant, etc. It was a bit irritating at the time but in retrospect I appreciated his presence.
I often see a lot of kids playing on their bikes and women walking the complex by themselves wearing headphones getting some exercise. The complex is a big square shape but is laid out in such a way as to feel much bigger than it actually is, with neat little walking paths that snake through the buildings. There are some dark places and a few exterior lights out and I can see how some young ladies would feel concerned.
This place is actually a nice place to live for the money. It's not Rosemeade or anything but you could do a lot worse. A lot. I had friends in Deer Valley in Roseville and that place was a ZOO. Lots of young people partying and whatnot. And a friend came out one morning to find his Rousche Mustang up on blocks and his wheels stolen. So like I said, stuff happens anywhere.
Take everything you read with a grain of salt. People whose principal complaints are dog crap on the sidewalk probably complain at restaurants when their basket of tortilla chips isn't warm enough or has too many crumbs in the bottom. Always consider the source. What you put out into the world is what you get back.
