This place, recently renamed 3400 is an eye sore of problems and though yes they are attempting to improve things...in my opinion they are only making it harder on current residents and making some unecessary and cheap alterations.

- Front gates cant even open as they are too light for the rails they are on
- Security can not even speak english half the time
- Parking is ok and yet unregulated...they announced all these big changes and then did NOTHING
- Adding lighting in places that shines right into peoples windows no matter what floor you are on
- Constant construction (something that started after i moved in by a month and we were never told of the plans)
- Air Conditioning in all units is 14 amps and blows no air at all in half the 2 bedroom we are in
- Everything is under done and completed half way...even on improvements
- They only have direct tv and no other providers...direct tv requires a two year contract that you have to keep even if you move of course
- Internet is a joke as the phone lines do not even work well and are always staticy even after they are fixed..you are limited on dsl from ATT only or a provider that is there reseller partner here that charges a bundle
- they do NOTHING for conceierge services as they advertise they do
- Electric bills are a leaking hazard and in the high ceiling apartments we were paying 400 to 600 dollars a month with the air only running minimally in the late day
- NO circulation in bathrooms and the fan does nothing...so put a cooler or fan in yourself
- Fireplaces are woodburning and if you want gas...you have to buy the kits for it....then remove it when you move of course...just kinda inconvenient...though not a big one
- YOU CAN HEAR EVERYTHING...SOMEONE IS TALKING IN THE APARTMENT ACROSS THE COURTYARD AND IT ECHOES OVER TO YOU OR THEY ARE DOWNSTAIRS ON THE DRIVE AND YOU ARE FOUR STORIES UP AND YOU HEAR IT
- They raised the rent by 800 dollars a unit for new people...just FYI...DONT PAY THAT MUCH

I can keep going with more..but honestly it just sucks here...i was open minded, they promised alot and delivered on NONE. The gym is ok but the rest is a joke...the tv theatre and game room are never staffed so you cant use it!!!

You can rent from irvine company for less money by far and get alot more....yes this place is located in a great area as you have everything here...DONT MOVE HERE FOR THAT..YOU WONT LIKE IT AND THEN WHEN YOU WANT TO MOVE AS THEY ARE CHARGING AN OUTRAGEOUS PRICE YOU CANT AS THEY REQUIRE 60 DAYS NOTICE AND TO BREAK YOUR LEASE...YOU PAY MARKET RENT...NOT YOUR RENT...MARKET RENT AND THAT IS EXTRA TO YOUR 60 DAYS NOTICE WHICH IS UNHEARD OF IN MOST PLACES!

I'm a resident and have the same problem with the ac/heater. Especially now that it's getting colder, the heater is just so damn loud and also doesn't heat very effectively! Maintenance told me that's the way it is in all the units. I used to live in an apartment that was A LOT cheaper than this one, but even their heaters were quiet and effective.

Everything about this place is overrated. This complex has one of the highest rents in the area for how old the units are. They are trying to play catch up with the renovations to the inconvience of all the residents. They are spending plenty to renovate but we are paying for every improvement via the rent hikes so it's actually costing them very little or they would have done it years ago. Most of the neighbors I've spoken to will not remain and pay the inflated new rents once thier lease term expires. I don't think they'll rent at these inflated prices when you can rent as nice in surrounding areas. I'll guarentee the new constuction across Sakioka will rent for below 3400 and a brand new construction ( no brainer.) Follow the current economic climate rising oil, falling US dollar,mounting OC foreclosures,lower consumer confidence, credit crunch, and coming high unemployment and inflation to california. Alot of these units will sit empty or they'll have to lower the rents. The days of high houding and rent prices are coming to an end my friends. The current economics won't sustain them.

I really hope that the rents come down as gemmanager mentioned could possibly happen with the way the economy is going. I have only been here a year and a half and was never ever told that they would be totally renovating this place and jacking up the rents and tossing out those who won't be able to afford it, like me. If I had known, I would never have moved here. There have been articles in the OC Register and OC Post on how they only want to cater to the high-end renters and claim that half of the current tenants have renewed their leases. Also, they claim they are quickly renting out the renovated units. I don't get who would want to pay such ridiculous rents for 20 year old units with 20 year old plumbing and 20 year old AC/heating units. There are newer, more reasonable complexes around here. I will be checking out The Enclave once it is finished next year.
