I throw away $2,300.00 a month to live here, leaving when my lease is up...

This used to be a nice place to live, until the new owners took over and decided to spend the next 3 to 4 years rebuilding this place, literally from the ground up. You won't be told that the construction is scheduled to continue for that long but you will be expected to put up with the water being shut off several times a week, the loud construction will drive you insane and the huge imposition that you are subjected to daily is very frustrating. The dirt and dust generated by the constant building is not to be believed. I have never lived in such a horrible place, the management staff is rude and couldn't care less about the residents, once you have signed the lease. Watch out for the clause in your lease that says "if you want to get out, you have to pay a penality fee of one months rent, however, when they want you out so that they can update your unit they can give you a 60 day notice and out you must go (the other option is to move into one of the updated units at $600 to $900 more a month.

Hit the nail right on the head! Could'nt agree more, you stole my thoughts:-) I am paying above 2000 for a 2 bedroom and the noise
and construction, water shut off, leaky pipes etc is driving me crazy.
Hey, but the good news is my lease is up in Jan, and I am out of here!!!

than being lured by these guys again.

Ditto and I think going forward none of the current good paying tenants are going to renew. We are in the midst of a consumer led recession that is just starting due to the housing bubble and credit market in cali. People making decent money are going to want a better value and enviroment not a construction zone. I've never paid this much rent to live so uncomfortably. We are also out this spring they better sart rethinking their plans the irvine company will be renting across the street for less withy newer construction. I'm already starting my search. These old leaky units with substandard heat and air are at most worth $1200 a month for the one bedrooms. I think more and more tenants will vote by not renewing slapping up cheap Ikea cabinets and granite doesn't cut it when other units renting for less have those ammenties already. It's a cheap ploy at best and it may cost them significant business. I see tough economics here in OC the mortgage wealth is gone these current prices won't fly when nthe economy is trying to sustain high gas, food,energy. It may backfire badly the'd be smart to accomodate their good paying tenants but no their too greedy.

I use to lived at the "Lakes" many moons ago but never encountered what everyone is going through now. Last year my son was going to move here, but when management, at the last minute, changed their policy from "low budget" income rate to "regular" rate my son tore up the lease contract, got back his deposit and made the best choice of his life by moving to Irvine. The Lakes have turned into a "GHETTO" fabulous place to live. I wouldn't have my dog live here let alone my children.

Absolutely correct. My main problems are with the rampant theft here at the Lakes. My car was broken into and my briefcase was stolen. My fiance's iPod was stolen from her purse when she was working out at the gym, and my pants were just stolen today out of the dryer. Yes, my freaking pants were stolen! When I complain about the non-stop theft, the office accuses me of being negligent. How stupid of me to assume my belongings are safe in my car, inside the garage, inside a gated community, with security guards!
The construction is non-stop, and the leasing office told us the construction would be done "very soon" when we signed the lease. It has persisted for months and they are just building non-stop.
Had I known this place was going under so much construction I never would have renewed. The parking garage is used as the construction workers' personal urinal. This is the worst place I've ever lived.
I'm moving when my lease is up, and moving to a part of town where the difference in rent will help pay for all the theft around here.

I've lived at 3400 (formerly The Lakes) for 7 years. AIMCO is the 3rd management company since I moved in. AIMCO is the ONLY company to upgrade the plumbing. In my building, they recently upgraded the 2 inch pipes to 4 inch pipes... new pipes. The leaks that were constant in the garage have finally stopped! AIMCO, is the ONLY company to upgrade the property.
I have never had any problems with the heating or cooling. I pack my sweaters into clothes bags when I wash them and the directions on the sweater says "Hand Wash." I've never had a problem with the washer or dryer. I've never had wash stolen here, because the washer/dryer is on my balcony. However, I did have my underwear stolen at another apartment complex, and had my car broken into there. I've never had my car broken into here... but then, I don't leave anything tempting in plain sight. My car WAS broken into at work (a hospital, but that was because I left my cell phone and other valuables on the seat -- in plain view... and it was 3 weeks 'til Christmas. The police called it a "Crime of Opportunity."
I was on the "low budget" Bond program when I moved in here. It expired after running 20 years. I am no longer on the bond program but continue to rent here because of the staff. Could that bond program be why none of the other management companies upgraded or really maintained the place as they should have?
Early on during the major reconstruction (I live by the entrance) I suffered through dirt and dust, but the crews did all that they could to contain it... and they were always considerate. When the water had to be turned off during the pipe replacements, it was never turned off before 10AM and always back on before the 3PM deadline. I was always able to plan around it.
Yes, the fire alarms used to go off alot... since the complex implemented the FINE ($$)for pulling the alarms, I have not heard it once.
When I workout at the gym, I never leave anything valuable alone (I wear my iPod) and I never carry a purse to the gym. Hello? The complex is not responsible for human nature and acts of theft. All that they can do is improve security -- which they have and will continue to. They are installing new security cams and while I wish that they would alarm each apt, they do allow US to alarm our apartment.
I have rarely heard my neighbors, never heard them pee. These walls are less thin than most, and for the first 2 years here -- it was a joke -- I thought no one else lived here -- which wasn't true since I'd run into someone in the elevator (they had the same experience of feeling no one else lived here) and I'd see the cars in the parking areas.
I see the "GHETTO"s around here. They advertise in bulk on Craig's List. You should have no problem getting a deal to move into one of them. For myself, I'll put up with the change because of my positive experience with the management. The issue of the "urinal" use of the garage is gross... but, where are they suppose to pee? If the drive lanes were lined by outhouses, you'd complain about that.
Good luck to you in your search for a non-Ghetto community.
I see the end of the construction and will trade my experience any day for the unknown. Maybe by raising the rents, the intelligence and quality of the renters will increase and the thefts will stop along with all the other problems.
