I am a current tenant. I have had a mostly great experience at this complex, but there definitely are areas that could easily be improved. I like the complex and I like the common area upgrades: state of the art gym, great pool with granite top counter area and grills and fridges and looking forward to the bar and poolside drink service as well as the video games center and stadium seating movie theater. The complex just inaugurated the outdoor theater with a steel drum band and jazz band and free lunch boxes. Very nice. The weekends here are like being at a tropical resort!

I have had no problems with parking either for myself or my guests. Security has been greatly improved with a guard at the gate and roaming patrols. The staff at the office has always been pleasant and responsive, if sometimes unable to help due to lack of information or lack of control over the issues (see below).


On the negative side: Prices for remodeled units are way too high. But I guess if the market will bear it, then it s the right price, but I don t think it will.

Construction is noisy and has been going on for over a year and will likely continue for another year. While it does not bother me bc I m usually at work, the couple of times I ve stayed home during the week was pretty bad with the jack hammering and such. Weekends are fine bc there is no construction then.

There is no cable TV allowed, only satellite, and it s a monopoly of a service company called Consolidated Smart Systems. Needless to say, the monopoly allows them to be unresponsive and provide low level service: it takes 30-40 minutes to get them on the phone, they give you 4-6 hour windows for appointments and despite promises, they still don t have the equipment to allow full access to HD programming! Not what you expect in a luxury apartment.

Carpets in hallways are industrial grade and when they are cleaned there is a "wet dog" smell that lasts for a couple of days.

Ventilation in bathrooms needs a more powerful air extractor to reduce humidity.

Communications to tenants re construction (i.e. starting in 2 days get your cars out of the garage from 8:00 a.m. to 5:00 p.m. for re-painting or we will tow you) are by handbills left at your door, very low tech and subject to a breeze depriving you of any notice, instead of the very short notice we received. What if I had been on a trip'

Re getting own satellite dish, would love to do that but was told that you can only do that if your apartment is facing south and mine is not.

Do not use Consolidated Smart Systems. Get your own satelite dish (either DirecTV or DISH Network). Doing so will be less expensive and more reliable.

I don't agree, for the location and amenities I think it is worth it. I too have one of the new units and have peeked in at a few of the "older" units. I chose this location because I work less than 3 blocks away and can walk to work added convenience for me..I went to the new place across the street..same price with no ample parking or elevators..and teh kitchens lacked charecter..I also have consolidated for television and high spped internet and while I don't watch much TV, when I do I don't seem to have any problems...my internet seems very fast as well..(upload/download)It was obvious about the construction when I rented so that is no surprise, the one time I did try to work from home was difficult but from what I can see so far it will be pretty cool once complete. I also have met some of the other tenants here and personally, I am kind of glad the rents are higher, it may bring in more sophisticated higher class people, who care about their lifestyle and where they live...time will tell.

LOL!!!!!! 3400 is out of Enclaves League. Typical, Irvine, Trackhome-style, uninspiring development.

Obviously you don't know what resort sytle living is really like! The old buildings are beyond renovating. You can put make-up on an mean and ugly person put they will still be mean. Just take my advice and look around! There are much better deals around!!! Check out the Enclave across the street. It is cheaper and brand new and you get your own garage parking space! Oh and the lakes or 3400 or whatever calls that a movie theater?! Please, just shop around! The Village at the Irvine Spectrum also has great deals and great specials.

As I'm looking around at rentals in the SC metro these units are way over priced!! I drove by and the exterior is nice it does resemble the hotels that surround it. Drove right past the guard entrance they didn't even stop me! I parked looked around and even gained access to the pool gym area. I boldly chatted with some of the people there. Most thought the prices were steep a few indicated non renewal of their lease. They said half of the units were old and half upgraded. I was told they lost tenants due to construction this year. I asked about rents and the range was astounding! from the 1600's to over $2400 some the same sq ft. I asked and newer interior re modeled were a lot higher. I was told Irvine Co opened new project across the street. I asked about price they said lower I was surprised! After 40 min. I left and decided that with Santa Ana across the street 3400 is steep for the area. They are attempting to get beach prices this far inland. After looking around in the area I can get a 2/2 for the price of a studio there. O.C. is experiencing a bad economy and inflation. Why pay over 50% of your income in rent when your not on the beach? Pass

Well in my opinion I think that the new tenants are NOT of higher class. It is aggravating at night to hear drunken groups of residents and their guests shouting and hollering, in their drunken state shuffling away from the pool/lounge area and to hear all of their music blaring from their lifted trucks. Mind you that I would not care on a weekend but this happens a lot during the middle of the week (don't these people have jobs to get to in the morning?) Sure not all of them are that bad, but the complex has sure been less peaceful since the new renovations. Oh just a gripe on my current situation: I mentioned that I've been living here for awhile and you would assume that with such "friendly" management, you would be welcomed to stay here for as long as the rent checks keep coming in. Sadly, this is not the case and there is a new clause in our lease stating that they have the right to evict us at will (given a 60 day grace period to which to may find a new residence). How's that for loyalty? Seriously not worth the money!!!
