This is a great website to voice your opinions about the products and services to help inform renters of pros and cons no matter where they choose to live. The reality is that what you are rating is apartment living and all that goes with it, good and bad. Just like purchasing a home, or condo. Things happen, life happens and no matter what you do, where you live or how much you spend it's up to you on how you react to any situation.
I do appreciate all of the comments on here positive and negative(legitimate ones)and really appreciate the ones who have the courage to sign off with something other than "anonymous". I do not expect to receive 100% because in reality, that does not exist when it comes to peoples opinions about anything. You either like it or you don't. There is always a choice. I have residents who seem to love us and end up moving and some end up staying. I have residents that seem to be unhappy no matter what and continue renewing each year. I have residents who have lived here for over 20 years and residents who have lived here for 6 months. They all have a choice.
If you purchase a home and you have neighbors who party all night long and blast their music, what options do you have' What if your appliances break down' What if your car gets broken into' What if your cable goes out' These things happen everywhere.
You have to find out what is important to you. Owning is great for many people who are equipped phisically, mentally and financially to handle these situations but if you were looking to purchase, you would not be on this website. So for all of the renters out there...myslef included. If you end up having a legitimate problem and nothing gets done about it and we do not respond to your situation respectfully and professionally then please feel free to let me know. If we do take care of any legitimate problems in a respectful, courteous and professional manner then please feel free to let me know that as well. The rest is a lifestyle - swimming pools, fitness, finishes, space, functions, location and convenience.
For those worried about the cost of our apartment homes, like any business, it is supply and demand. Rates go up and rates go down. You can rent a one bedroom in the same general area for $1200 or you can spend $2500, again it is all a choice. The amount you pay typically indicates what you get and who you share space with.
If you are serious about the posting you may place on this website, positive or negative, please feel free to inform me as well, so that I may have the opportunity to hear your opinion in person and take appropriate action to remedy the situation or thank my team for a job well done.

Bravo, Dan! I'm one of those renters who moved in in 2001. I've gone through the renovations, and while not fun, it hasn't been too bad either. I continue to rent at 3400 because of the STAFF and managers like Dan. Problems are fixed rather promptly, some stat! I am always impressed by the availability of Dan and the time he spends with Randy and me as we figure out how to transition from the "old" unit to a "new" unit. Yes, the units are getting pricy, but where I live is extremely important to me. At the 3400, I have a peace of mind that is crucial to wanting to come home after work. Just look at all the other reviews of other places and you will see the same slights, detractions, complaints, and accusations. Sites as this nearly become useless and leave the impression that there is NO place that one might want to live after reading only negatives posted. I wish that there was a way to make these sites more accurate and useful. I am still at 3400 because I LIVE here and I KNOW what my experience has been!

GEMMANAGER...while clearly it seems you dislike living here so much, I would love the opportunity to sit down and have a conversation about all of these terrible things we put you through. I have seen all of your posts and frankly, I feel terrible. I would even go so far as to say you do not even live at 3400! Your ads are pretty obvious (I really like the plugs for (The Irvine Properties). I will give you the benefit of the doubt.. If you do live at 3400 and you are willing to sit down face to face with me in my office to discuss all of these negative issues.. I am sure, the end result will be very beneficial to you. I know you are going to be leaving us in(May?) I believe you said, when your lease is up. Come on in and let's chat. My door is always open, and you would be no bother at all. Heck, I'll even buy you a cup of coffee.

Realistically lets look at your posts general subject. "You have a choice". Yes this is true and as with all residents you do get the bad with the good. I hope you understand though that you are making your complex sounds like a new washer and dryer. Simply put you have to sign a lease and you never know how somewhere will be until you have lived there for a month or more. I hope you understand that you can not as a resident just up and leave due to a bad "choice"; therefore you must live with literally with this decision and if this is how you look at your own complex than I am very pleased I left for the cheaper and newer irvine company. All my best on a possible good future and actual completion of your renovations and more careful pricing.

management must be crazy to think that some of the complaints are "not legitimate!" there are tones of residents, yet a majority of the comments are negative, instead of ignoring the problems as usual, why don't you address them. the lease keeps residents from having a choice and if my appliances break down and they keeping having the same problems, i don't know about you, but i replace them!!! the noise level is high because of the bad insulation. if i live in my own choice of home and i had noisy neighbors i would not hear them because no living space could be so poorly insulation as this place. it shouldn't have to come to actually sitting down with a manager to get an issue resolved. isn't that why you hire people for the office?! you "appreciation" is not needed! i am so happy to out of this dump! i would love to hear how you would resolve the bathroom fan issue where it is not meant to suck out any bad air. . . ha ha ha!

I moved into The Lakes in 2005, moved out Nov 2007. I never had any real issues other than plumbing, and they were always fixed quickly and at my convenience. The worst problem I had was when I had to call the 24hr on call plumber for a bathroom flood and he took FOREVER to arrive, then had the nerve to walk out onto my carpet with soaked shoes and soil my carpet. Management apologized AS WELL as cleaned my carpet the very next day AND sent a cleaning lady to mop up the bathroom mess. Horribe experience with a great response, and from what I understand they changed security/maintanence companies around the same time and after that I never had an issue. When I moved out it was due to my job having financial issues iwth the bank that funded our loans, causing me to longer afford my rent, I paid extremely late and from what I understood gave my 30day notice, so when I called for my balance before I moved out I was told a 30day notice was mandatory, someone spoke with the manager and he waived it. I moved out Dec 5th and was not charged for those 5days, I actually paid for them but was reimbursed when my FULL deposit was returned (which was the fastest deposit return I have EVER had) Don't know if it was a mistake, but being I was behind on the rent they treated me very decently.
Now when I first had issues with paying rent, the Asian lady was EXTREMELY rude to me, so unprofessional and condescending, after telling her so she stated that she would be informing the manager that I was unhappy and moving out when I had said no such thing... at the time there was a flyer circulating about the Lakes kicking out the tenants, I told her I spoke for myself and that I decided when to move out even though it seemed that she was intent on evacuating me herself. Dont' know if she is still there but she was the only rude staff member I ever encountered. Staff, security, and maintanence were always professional...
I am currently looking for a new place again, and honestly would return to "3400" but I agree that the price is outrageous. Fact of the matter is that the infrastructure IS old, I read the plumbing is being replaced... that would help because I did encounter leaky parking garages often. And for the record, I did live in Bldg G and talk about noise.... I was across the street for the Enclave construction site, I got it everyday but it wasn't that bad but the construction workes at the Lakes DID leave the doors open which I did not appreciate. But when it comes to noise... really people, this is APARTMENT living, plain and simple.
Out of the 3 apartment complexes I have lived at, the other two being Lake Forest and the other in Irvine, this has been the place where I was happiest... because really, there is no PERFECT apartment home. It is in no way ghetto, the gym kicks ass, the pool is awesome and the location is perfect. The parking is not bad at all... it is tenants using visitor parking that creates a problem and tenants giving out access codes that bring in the trouble. If they thought twice about the rent price I would move back in a heartbeat.
Look at reviews from some other places... 3400 sounds like heaven compared. Even at the Pinnacle I have known people who live there... they have ant issues, parking issues, never saw that at the Lakes.

I realize I have a choice to live here, but what I don't quite understand is how I don't have the choice to leave on MY terms but YOU have the choice to terminate my contract "at will" .. so obviously, I'm going to speak my mind so you'll just go ahead and follow my wishes and terminate my contract.. I mean.. between you and I , I know you're going to break before I do.
Trust me.

dan, you put much effort in selling the complex to poor souls out there who think 3400 is some kind of resort and will be treated with courtesy for the serious amount of money the units rent for. however, many times that i have seen you in the office, or around the complex for that matter, you seem more interested about yourself than to actually listen to the concerns of residents. the admin's at your office are nice when they want to be, yet completely rude as well!!! have they learned that from you? i think so. bottom line is that you guys do not provide the superb customer/resident service your leasing agents sell to the public. especially, your overall reality with prices/resident's concerns. get on top of it or get out!
