Noisy, Poor Construction,

I've lived here for about a year and been dissapointed to say the least.

1) I live in a vaulted apt on the 3rd floor and can hear the people in the adjacent fourth floor apartment all too well. When they have people over, it is like watching TV with another TV on behind you. Muffled but very annoying.

2) Air Conditioner compressor is inadequate to cool the apartment. The story is the apartment building was underfunded and they cut quite a few corners during the construction. The air conditioner and apparently the elevator and the building materials were all on the list of cut backs. Elevators are very slow and don't work at all frequently.

3) My view of management is mixed. They are typically very responsive - had a clogged sink and made some noise complaints. However, the priorities are a little screwed up. They are making major renovations to the building - making it look nice on the outside, installing water falls and fountains, naming buildings after NY landmarks and artists, however the things that really matter do not get addressed. Not sure what they can do about the walls at this point, but they could work on the air conditioner and the elevators.

I am looking to rent somewhere else when my lease is up, but for some reason it is hard to find a place that has air conditioning, a W&D in the apartment without all the other stuff I really don't care much about - pool, health club, movie theater, activities director.

I concur completely with respect to comments on 3400, they are putting lipstick on a pig. Not sure how the bad credit market will impact rents. On possible angle is that fewer landowners will mean more renters, and this will keep prices up. And gas prices, more people will want to shorten their commute - and the location of 3400 may be more favorable from that respect. Still way overpriced.

If there are nicer properties around the area for less $ then PLEASE let me know... because I am actively searching and can find NONE! I agree, the price is ridiculous... but the place itself is not bad.

Down the street its $1700 for a 2 bedroom, why would I pay 1650 water gas trash.. what the hell else can they get from me.
