Yo!

Don't let appearances fool you!!

Moved into Avalon South Coast even though it was a bit pricier then other communitities we were looking at. My boyfriend and I assumed that certain ammenitites (pool, groundskeeping, security etc.) were worth paying the extra price for. Upon moving in, we were told that there was a "slight" bug problem and the apartment would be sprayed to "insure we would not have to deal with it." HA. Even after the spraying (and re-spray) we still have roaches apprx. 1 - 2 inches long. We live on the second floor and sap regularly drops down from the porch patio onto anything we leave outside. Approximately every four weeks we are contacted with someone asking for permission to enter our apartment. They claim it is for "routine mantainance" but really is an excuse to check up on everyone who lives here.

They claim to be "pet friendly" but don't let them fool you. Once you approach the staff about the possibility of you getting a dog/cat, you are hit with astronomical fees along with a monthly increase in rent. Makes obtaining a pet once you are already here virtually impossible.

The office staff is by far THE WORST. Will not return phone calls and frequently not in the office at appointed times. The first month I went to pay rent and was over charged by nearly 300 dollars! Rather then simply fixing the problem, I had to sit in the office and explain the problem for over an hour. The only thing that saved me was the fact that I kept copies of EVERYTHING. They also claim you can pay your rent online every month but fail to disclose that there is a 35 dollar fee each time you choose to do so, that's an extra 420 dollars each year. Suprise!

The parking situation is poor at best. My boyfriend and I decided to pay the extra 30 dollars a month for a parking pass. The fact that we pay money to live in a secure "gated" community is negated due to the fact that the only guest spots available are OUTSIDE of the gate. Avalon provides a placard to hang from your rearview mirror if you purchase the extra parking pass. However my boyfriend walked out to find his car being TOWED because the tow truck driver (that Avalon contracts) failed to see his pass. When this issue was presented at the office the staff was completely unresponsive and unsympathetic.

Don't get me wrong, this place appears amazing on the outside. Just be aware that the courtesy and attentiveness of the office staff quickly disappears once you've signed the lease. If you still decide to enter into the avalon gates of hell, keep all leasing contracts and other documentation close at hand!!! Fraudulant, and often times completely illogical, claims and charges are sure to follow courtesy of the ever friendly office staff.
