HORRIBLE, UNSAFE, UNLAWFULLY SEIZES SECURITY DEPOSITS

Where can I even start' Me and my husband had a 15 month contract and moved out over a month early for several reasons that you may be able to guess by reading other reviews. First, much of the people who live here are disgusting and inconsiderate. They constantly hang out around the complex drunk and/or high, and we even had a neighbor above us have loud, obnoxious sex in the middle of the night with their windows open PURPOSELY. When asked to please be quiet by several tenants, they rudely laughed and continued loudly. What kind of people do this' PEOPLE WHO LIVE AT CAMDEN MARTINIQUE. Save yourself and your money. Not only is crime RAMPANT throughout the complex, the management is quick to ignore your complaints. Camden's management's ignorance of the severe problems going on there show that they are not there for the tenants. They are simply there to collect your money. We and many of our neighbors complained about noise coming from several neighbors on a regular basis, but nothing was done to stop it. Having your rent-a-cop security officers tell them to quiet down is not solving the problem. Camden will not kick these people out no matter how much noise they make-- as long as they pay their rent, Camden will continue to allow them to live there. I know this from living here for 14 months. It doesn't end here. After move out, my security deposit was seized UNLAWFULLY. I plan to file a small claims suit against CM and I encourage everyone else to do so because YOU WILL GET ROBBED BY THE MANAGEMENT. The law does not punish landlords for unlawfully seizing a security deposit until the tenant sues the landlord. This law is flawed in itself but your best bet is to still file small claims because you can sue for what was seized plus statutory damages and interest. Make sure you read up about California tenant law-- C C Section 1950.5 regarding "normal wear and tear". They charge enough for rent and when you move out they still want to screw you out of your security deposit. DO NOT LET THEM. I, for one, will not. I hope management reads this and realizes how DISGUSTING of an establishment they are and that they truly deserve the hundreds of bad reviews.

From time to time I feel compelled as the Manager here to come on this web site and post responses. First let me make it very clear I have zero tolerance for those who mis-behave, cause problems, destroy property etc...so I will take offense when the statement is made that we do nothing. I kick people out all the time for not abiding by the rules and regulation; however CA is a very "pro-resident" state and although this is great for the resident it does make the process for kicking someone out more time consuming than we would like. I will give everyone the opportunity to correct thier "ways" but after the 3rd incident they are gone, but again sometimes we are faced with the legal process in asking someone to leave. In the event of a major violation or incident etc we can get someone out within 3 days, otherwise it can generally take about a month. I am constantly meeting with those who violate thier lease and we do get the reports daily on the calls that were recieved.
Yes we do have our challenges here at Martinique as we have 714 apartments and at any given time up to about 3000 people living here, and yes there is no denying that we are across the street from OCC.
We give everyone the opportunity to do a pre-inspection of thier apartment prior to move out as well as given a move out charge list which will indcate charges on items if not cleaned or addressed. It is standard at all apartment communites to charge a carpet clean, an apartment clean, possible carpet replacement(pro-rated) if carpet is less than 5 years old and for damage to the unit. It is spelled out in the lease. After move out you always have the right to dispute charges with us all you need to do is call and speak to someone on the Resident Service's Side to discuss and review the charges which are standard charges. We do not 'seize" secuirty deposits, they are there to cover move out charges which may include items that I memtioned above, as well as outstanding rents not paid and or final utilities. I will tell you that we refund more deposits overall than not.
