I have been living at the Cape for a few years and, recently, have become absolutely fed-up. The management at the Cape, as many people have mentioned, is incompetent and does not care at all about their tenants. My most recent complaint is that I am not "allowed" to move unless I pay the remainder of the 12 month lease. I don't know about you, but I've never heard of such a thing in Orange County. Typically, you'll pay a lease break fee or something similar. But at the Cape, if you've just landed a new job 68 miles away and would like to move, they gouge you for as much as possible. In my case, 4 months worth of rent. So, I've been forced to stick with the horrible apartment for the duration of my lease, making it very very very difficult to move. Speaking of horrible apartment... When I moved in I was told the apartment would be outfitted with new carpet. They lied. I am the proud owner of the nastiest, thinest and STAINED carpet I've ever seen. The air conditioner was also broken and took them 6 months to have the work done. After they replaced the air conditioner, water began to pour out of the induction grill on the wall. The water stained the wall, the carpet, and ruined the vinyl on the kitchen floor. It has been one year and they still have not replaced the vinyl or carpet nor have they painted the wall. I'm sure that I will be responsbile for those costs once I move. On to other issues... The apartments themselves are not very nice at all. The exterior of the buildings look decent, but once inside you'll flashback to 1985. The appliances are OLD Hotpoint brand which are typically very very unreliable (only two grills function on my stove). The walls are, as mentioned in another review, extremely thin. You will be kept up all night if you live on the bottom floor. Someone also mentioned the grounds keepers (gardeners) blowing all of the leaves and dirt on the porches. I thought it was just me!!! It seems an almost daily event that they blow all of the crud from the sidewalks onto the porches/patios - which starts at 7am, by the way. The parking is absurd here. There is no guest parking. They say there is, but in reality, they will gladly tow your car when they see fit. There was a time about 6 months ago where the management was having any and all cars towed unless they were under the covered parking ports. Two of my friends had their cars towed in the same evening -- 45 minutes after showing up. The management did not apologize and each of them had to pay $220 to have the cars recovered. Even my car was towed one evening because my brother had parked his car in my parking space, so I parked in the uncovered "guest" port. Oops. I can't help but think the complex is getting some sort of kick back from the towing company. OH, speaking of "kick backs", this complex is one of the very few in costa mesa that does not allow Comcast cable. Instead, you are stuck with the no-name, no-support, high-priced, run-from-a-garage, Skylink Communications. Don't even think about using their cable modem plan - slowest speeds I've seen from a cable line (below 230kbps). All of this for 1220 a month. A cost which is much lower than most of the new tenants are paying. I heard that the one bedrooms were going in the high 1500 range recently. RIDICULOUS. DO NOT MOVE HERE. DO NOT RENT FROM ANY ARNEL PROPERTY. I have lived in many different apartment complexes throughout southern california. Some pretty cruddy and others in the premier catagories costing over 2000 a month. This apartment is absolutely the worst renting experience I've ever had.

Sign a new lease or start paying near 2000 a month. I also did not have enough money in the bank to move. Obviously you work for Arnel -- otherwise you wouldn't bother wasting your time commenting on someone's review of THEIR living experiences. As a matter of fact, I just signed a new lease at the Archstone in Carlsbad. It's a very nice property that everyone down here seems to have nice things to say about. The management was VERY polite and even worked a deal out for me so that I get the first two months of my lease for free. Oh, and they let me review the unit BEFORE I signed anything. New carpet and brand new appliances. Washer and dryer in unit. Leaps and bounds over Arnel for only about 200 bucks more a month. Arnel properties are a f*kn rip off.

hey where's archstone in carlsbad...? Well yeah. arnel is a rip off. damn.. too much money for all the noise you hear up stairs.. every day 24/7 i hate it... and i complain to the office and you know what they dont do ----.. that's what gets me mad.. they seem like they care but they dont..DONT MOVE IN THE CAPE>>> i know...experience it..

I had a very similar problem. I had to move out and then wanted to charge me rent for 6 months to get out of our lease. I couldn't believe it. I mean, why not just pay a fee and be done with it. When we first went to them, the basically told us we had to stay or pay. Then we talked to corporate and they told us if we found someone then we could get out of our lease. We did everything we could and finally found someone and the office manager gave us the hardest time. She kept saying she didn't have time to run the credit report so we could find out if they were approved or not. We had like 10 days to move and they couldn't let us know. I mean if these people weren't approved then we didn't want to pack and move just to find out we had to find someone else who was qualified. And also, we get a discount on rent because one of my roomates is a metro pointe employee. We get 83 dollars off rent a month. Then they turn around and try to tell us that we are going to have to pay that back when we move. That is no where even in our lease. The manager supposedly contacted corporate and was waiting on a response and so we called corporate and they had no idea what we were talking about. She supposedly couldn't get ahold of them and then when corporate was finally aware of our problem they said they couldn't get ahold of her. How can these people not communicate? I mean what kind of company runs like this. It took us like 3 days to find out whether or not we were goind to have to pay them all this money, keep in mind we are moving in less then 10 days. We wanted to know whether or not we were going to have to pay. And then now because we are leaving early they are trying to tell us that we aren't going to get a walk through to see what we can do to get as much back as possible from our secruity deposit. That's really not fair.
