I am preparing to leave this complex due to the takeover by Archstone and the decreasing standard of living here. My rent increased $100/year and I feel that this is exhorbitant for what one gets in this complex. The interior of my unit is nice - appliances, fixtures, and room heights are all nice. However, the complex is very noisy - traffic from 280 and Stevens Creek is unrelenting - the only moderately quiet times are during rainy periods. We have an number of VERY rude young asian adults and families with screaming children. The young adults roar through the complex at top speed in the early morning hours and scream, laugh and blare care radios - and also run up and down stairs and through breezeways with pounding footsteps. The children run through the complex like wild animals and scream and yell. Also - walls and ceilings are thin - you can hear snoring, TV's, footsteps, washers and flushing toilets! There are no speed bumps in the complex - and I have seen numerous car collisions and near-collisions due to the dangerous speeds that people drive. The security gates are a joke - strangers and cars enter with impunity - even when the gates are working (which is not often). The complex was actually not well maintained when i moved in - there were rats and trash in all areas. We still have these problems - and you will frequently see people dumping the entire contents of their apartments at the trash bins prior to moving out of the complex. The only positive change by management is that some efforts are underway to improve the landscaping. Smokers abound in this complex - and the dryer vents stupidly reside over bedroom windows - so be prepared to suck in a lot of lint, fabric softener fragrance and cigarette smoke. Don't expect the front office to be willing to negotiate on rent increases - this place is driven by profit making - they offered me laughable $10 reduction off their quoted renewal rate - so caveat emptor!
