Not worth the price - $1200 apts for $1700

Years at this apartment: 2008 - 2009
 
The good:

1) Location - close to freeways, Santana Row
2) Decent Parking - 1 covered, 2nd find spot almost on all days
3) Staff - nothing to complain about
4) Maintenance - Quick to respond, quality of work mostly OK

The Bad:

1) The common areas are not kept clean
2) The water sprinklers are broken, making puddles. Have to be careful when walking
3) The interiors are not that great, don't match the expectations when you compare it to the exterior appearance

The Ugly:

1) Location: The place is in a bad neighborhood. Vandalism, random kids loafing around, drunks loitering in. There is nothing anybody can do about it. Maybe that's why Avalon let the property go.
2) Not a gated community. Yes they do have gates, but they are not working and therefore kept open most of the time. Typically it will work for 2 days then will be kept open for a month.
3) Not a heated pool - Though advertised as a year-around heated pool, it is freezing cold in winter. Apparently they have a Solar heating system that needs at least a couple of days of sunlight to work. You decide if that qualifies as a year-around heated pool

Recommendation:

Not worth the ridiculous rent they charge. The management can fix some of the issues by spending some money instead of giving lame excuses.

- Increase patrol to keep out unwanted elements
- Clean the premises more often.
- Fix the sprinklers
- Get a real heating system
- Install better gates. Seriously is there no technology available in 2009 that can keep a gate working more than 2 days a month.

I wonder why they don't do this '' Maybe because it costs money. Only if people stop renting there will they either reduce rents or provide services that match up to the higher rents.

TIP:

Having rented for many years, my 2 cents from experience. If you can and are willing to spend money to rent a decent place, don't look at any place that has less than 30 40% rating on this site. Look for places that have either good or no reviews in the last year or two.
