Location : Excellent. Location wise, this place is pretty good. Close to 280, 85, provides a decent commute to a large number of places in the peninsula. Also, close to grocery stores, parks, starbucks, and several amenities which one might look for.



Place : The place is nice. It borders the freeway (280) but still is very quiet. There is a gardener who trims and maintains the grass and flowers. There are always beautiful flowers close to the entrance. Overall, place is nice and quiet. Has a reasonable sized swimming pool, a gym with lots of old equipment and a sauna and jacuzzi. Swimming pool is solar heated and open from April till Oct. Jacuzzi is heated year around. Management takes no care to reduce elecricity wastage caused by jacuzzi even though it has been recommended by several people.



Space : The apartments in themselves are well designed and fairly spacious. Its got a spacious kitchin, spacious bathroom, spacious living room and big master bedroom.



Leasing Managers : Three of them. Two of them are very friendly and helpful (Bruce/Stan). The third isn?t too helpful and can be snooty at times. Quick and prompt with maintainence.



Management: Pretty greedy.



Problems : Ants. Lots of ants which don?t go away even with sprays. Encountered from Oct-Dec.



Parking : Ample free space. Has a place to wash your car too.



Noise : Borders a school. So, during weekdays, there is a fair amount of noise from the student playground.



Recommendation : If you are here to stay for long and don?t mind shelling out above average rents for a nice place to stay, this place is definitely worth it.
