I spoke with -------- about some questions I had about mold and parking vandalism that I read on this web site. Her dialect was so strong I could only understand a few words here and there. Mind you, I grew-up with parents who barely speak English so I think I have some expertise at parsing out language issues. NO way in this case. When I asked her my questions, she would say something about she cannot say that there is no mold but cannot say there is. She said something about mold at her house and everyone in San Francisco "gets a mold." I think she either confused the word "mold" with the word "cold" or was trying to sell me the apartment without making any commitment. When I told her I had friends living in San Francisco who had no mold problems, she said "That lie-ing. Everyone get mold." I just gave up because I didn't like being called a liar and also because she obviously couldn't answer any questions.
ALSO, the rental price will keep going up . One day it was $1329, then $1379, then $1399, then $1450, now $1499 for the EXACT SAME unit WITHOUT any add-ons (pets, garage parking, &c...). I think it's because the agents are paid on a percentage commission so if they see money or think you are in a rush to close a deal, they will keep raising the prices. Sorry, the property isn't SO great that prices sky rocket in a matter of three days.
Note, their web site is NOT accurate. The phone number is their corporate 800 (not the local rental office) and the availability section is completely misleading.
ALSO, beware of their BAIT & SWITCH. Any "nice units" they cannot actually show you will magically be snatched up by an Avalon employee. The rental agent (-----) was at school the day I decided to rent so I was forced to leave her a message. That same day, the Avalon apartment manager took the unit I wanted because ----- was at school all day and couldn't process my paperwork. The unit went to the AVALON manager instead of a potential tenant who applied 7 days before! I later found out that the "nice unit," which was never shown to me, was never really up for rent at all.
ALSO, obviously don't rent from a staff member who can't get you the apartment they offered to you because they are in school and can't fax a piece of paper to their corporate office.

I have to agree with the previous poster (dated: 9/12/2007) that -------- aka ----- is not too friendly. Although i understood her when spoken to, she was not curteous and not friendly in answering any of my questions. It made me feel that i was taking up too much of her time although i was only there for no more than 10 minutes total.
I also asked about the questions about possible mold and she told me that it was all a lie. "It's only possible to have mold when tenants do not clean the apartment" said --------. I also asked about how they gauge water usage in the complex (ie; single meter in each apartment or shared usage)since water is not covered under the terms of the rental agreement and she went around the question stating that water usage is by comsumption. Duh! Told me two tenants in an apartment is approximately $60 per month but didn't explain to me how she came to that figure. So if you are planning to rent there do not go to --------.
It's pretty bad when you go into a community to rent an apartment and you don't have a good vibe from the first rental agent you have the interaction with. I almost did not return. I'm glad i did because i bumped into -----.
I had a much much better experience with -----. She answered all my questions i had with a smile. Garbage is about $15 per month. She said mold can happen at any apartment depending upon the tenants. She informed me that one tenant had a broken fan in the bathroom for several months and didn't inform the maintenance department thus causing mold to appear in the bathroom. There is one water meter per each complex (one complex houses 12 apartments) and it's split by number of tenants in each apartment and the square footage the tenants are occupying to determine the cost of the water bill.
Daly City has no rent control so if are to rent in this city, be prepared to possibly pay more when it's time for renewal of your contract. I assume Avalon determines the price by the C.P.I. (Consumer Price Index) and i was informed that Avalon can increase your rent by up to 9.9% depending on the C.P.I.
Rent is the cheapest when you agree to a 15 month term but they will increase your price quite a bit if you decide to rent month to month after your contract expires. Possibly several hundred dollars more.
Remember, if you decide to rent there, go to -----, she is straight forward, up front, and very friendly.
Note: ----- only works there sometimes because she normally works at the Avalon property in Pacifica.
