Nice Floorplan;lousy heat;serious mildew

I lived in HP for 10 years. The management was always nice and helpful, but refused to enforce the parking/storage provisions of the lease and would not do anything about loud tennants. I experienced serious mildew problems in downstairs closet and a test kit showed lots of moisture, but the maintenance folks poked a meter at the wall and said it was nothing.

The "hydronic" heat is a joke, never could keep the downstairs warm. Rents increased on a regular basis to the point where is was crazy.

WHAT THE HELL KIND OF ACID ARE YOU ON ?? THERE IS NO MILDEW. DO YOU EVER OPEN YOUR F-ING WINDOWS???? OR ARE YOU A HERMET?? YOU KNOW THAT IF YOU OPEN YOUR WINDOWS, THERE ARE PLENTY OF, THERE WOULD BE NO CHANCE OF MILDEW YOU IDIOT!! i KEEP MY WINDOWS OPEN WHEN I SHOWER OR IF IM DOING HOUSE WORK, I OPEN EVERY WINDOW IN MY HOUSE. I GUESS YOU ARE THE FAT LAZY KIND THAT HAVE THE AIR BLASTING ALL DAY LONG AS YOU SIT THERE EATING BON BONS, WATCHING OPERHA!!!!! YOU LAZY TYPE MAKE ME SICK, SOO DON'T TALK SMACK ON MY HOME I HAVE LIVED AT FOR SEVERAL YEARS. I HOPE I DO NOT LIVE NEXT TO YOUR CRANKY ASS!!

Your thoughts were hysterical! I'm moving in to Harbor Pointe in a few weeks and the area looks great, the people were very nice and our townhouse sits in one of the best spots in the entire unit. We loved the cool breezes and huge yard and it is all to ourselves.

Troll alert--I'm just a guy looking for information who doesn't know anything about this apartment complex. I simply want to comment on the profane diatribe by EnglishHH above. I've come across EnglishHH's bile in a response to a review of the Villas at Monarch Beach, another Dana Point apartment complex. He claimed in a posting of July '06 to have lived there during the same time frame that he's claiming to live here. He belittled the rater with the same dim-witted, middle-schooler styled tirade. The difference is, there he was attacking comments that were positive about that apartment complex. The poster is hopefully only a mean-spirited troll having a good time in his own demented way. There are other explanations, of course, but I'll let you be the judge of his motives. This I can confidently suggest, take his comments with a whole shaker full of salt because he's lying about his residence, either here or there. Actually, that's true about any of these ratings. One doesn't have to be a rocket scientist to see that they can be easily manipulated by one angry tenant or an unscrupulous owner/manager.

Here's a little hint for anyone having trouble with noisy neighbors. There's a law on the books, some subsection of section 415 of the California penal code. It deals with Disturbance of the Public Police, i.e., Disturbing the Peace. Because it's a misdemeanor, the police cannot issue a citation ($400) unless they witness the offense. In this case it would hearing the noise. BUT... there is a line on the citation form that reads something like this: "Offense not committed in my presence. Citation issued on the belief..." etc. In other words, if you can't get management to do anything about the noise and you call the police, make sure you say: "tell the officers I'll be willing to sign the citation." If you get any hesitation, tell them you want to talk to the patrol supervisor. The officer issues the cite, signs it, and you sign it as the issuing person. If you have inconsiderate neighbors, a $400 hit to their checkbook will usually do the trick.
