My wife and I lived here for 2 years and we loved the apartment complex and grounds. The structures are a bit old and we found many bug problems including termites, ants, spiders [almost all varieties], pill bugs, silver fish, and many other that my wife personally squashed. The apartment personnel are very nice and the maintenance is quick and timely. They came many times on Sundays to our apartment for problems. The bug problem was the only thorn in our sides in the 2 years. We had the apartment complex call Terminex a few times but nothing really panned out. Terminex even identified termites in our attic space but the apartment refused to fumigate. This is probably the only real complaint I have with the office staff and Shea properties in general. The complex is very queit and almost eary at night. We did not find any speeding down the streets or loud booming cars. I would have to re-iterate that many, many tenants refused to park in their garages and instead took up the external parking spaces. I was overly annoyed with other residents who then decided that they would park in all the red zones and in front of their garages. This made it really difficult to drive down the streets and made the apartment complex really GHETTO. When I addressed this issue with the management at Seabrook they told me that they were very vigilant about the parking and had zero tolerance for people parking in handicap, red zones or in front of the very short driveways. However, even though the had zero tolerance, as the management walked to the office and passing these cars several times a day, they nary gave a second look much less a ticket or warning label. If you do choose to live in this wonderful apartment complex, I would recommend getting a unit with a garage to save yourself headache. I would also mention the fact that other people have had problems with residents not parking in garages and instead parking in red zones and in front of the short driveways. As I said earlier, my wife and I really enjoyed living at this apartment complex because they did not have an overwhelming number of units to attract the craziness found elsewhere. I have lived at Las Palmas in Irvine as well as Estancia in Irvine and found Seabrook to be head and shoulders above the other 2 complexes. However, take my remarks seriously about the age of the units, the constant bug problems, and the derilection of parking regulation.
