First, the positives: Americana Arms is generally quiet and conveniently located. The rent is not the lowest in Davis, but many of the tenants are grad students or older, so the atmosphere is pretty staid. The groundskeepers are very friendly. You're allowed to keep cats.

However.... The management is spectacularly unresponsive to problems. I discovered termites in my unit and alerted the managers to their presence for a period of months, but no one did anything about them. Finally, the termites got so bad they had to tear my bathroom ceiling out entirely and replace it; I was unable to use my bathroom for a week. For which I was comped only $50. And, a month later, more termites appeared in the bathroom. I called management, and they sent over a groundsperson, who brushed the termite mounds away and told me he hadn't found "anything alive" in my ceiling. Despite that, fresh termite evidence continued to appear until the day my lease ended; the day I cleaned my unit out, I found mounds extruding from every wall in every room. The entire building needs to be tented.

Also, there are cockroaches on the grounds and in the units, no fans above the stove, very little storage-space, and no room for toiletries in the bathroom. The Americana Arms is not a dump, but for the rent tenants pay, it ought to be a lot nicer than it is.
