This is an Honest reveiw...
I have lived here for six months...

Good things:
This is a very reasonable place in terms of price.

I have looked all over town and only found one better deal.
In August, they are upgrading their system to a T1 connection, which will be very good.

Rent includes standard cable and T1 connection.
They only raised their rent $10, which is very reasonable considering the vacancy rates of Davis.

Bad things/Advice:
I am moving because for two people 500 sq ft.

is way too small.
If you don't keep your kitchen clean, cock roaches will emerge.
Out of the six months i've lived here they have entered the apartment about 5 times, which myself, and every other tenant knows that sometimes those check ups were just seeing how you kept the apartment (invasion of privacy!).

So if you live here, then make sure you're not slob.
The walls aren't that great, I have an immense hatred towards my upstairs neighbor.

But luckily I only share one other wall (ask for a downstairs apartment, away from the train tracks, and on one of the ends of the buildings).
As for UPS you're in trouble unless you get hooked up to a phone so they can page you because they won't accept packages.
As for management and maintenance, I've heard of some bad stories (first hand from neighbors) about matenance guys being pretty rude.

And if you want the manager on your side, be nice and don't cause any problems!
Also, if you're a smoker you have to smoke far away from the building otherwise they'll threaten to evict you (first hand experience).

Why am I moving out'
It's too small for me...The bath room (at least in my apartment) is absoloutly gross and I keep the lights off in the bath room so I don't have to look at it (trust me, i've tried scrubbing).

And the cabnets desperatly need to be replaced, they have about 100 coats of white paint, and they don't close very well.

As for getting my deposit back, I will let you know in August.

We'll see if the rumors of not getting it back is true...
