I'd like to say that I've never seen a cockroach or a rat and I live in the 1225 H Street building. Actually, I may have seen a cockroach, but it could have just been a large bug or a grasshopper.
Here's a list of my complaints:
Ants
1. When I first moved in, I had a HUGE ant problem. They were coming in through the bathroom and the kitchen. I put down boric acid power, which stopped them.
Old
2. Everything is old. Old hardware on the kitchen cabinets, old bathtub, old windows, old walls - old, old, old.
Amenities
3. No garbage disposal or dishwasher. You don't realize how necessary these two 'conveniences' are until you go wihout them for years.
4. Drains always clog and faucets always leak.
5. Air conditioner is inadequate. Apartments get really hot in the spring and summer. I actually cool down sometimes when I go outside. I asked them to fix my air conditioner, but the apartment manager just left a note saying "it works for me."

6. As everyone else has said, the apartment manager is a raging ----- from hell. We've had several confrontations over the phone over repairs and fees.
Internet
7. "Free internet" means "pay for your own wireless internet adapter, which costs anywhere from $60-80." Once you connect to the Americana Arms network, you'll find that you constantly disconnect and that webpages load slowly or won't load at all. The ----- manager sent out a harassing notice that said if we download music or any other large files, Americana Arms will CHARGE US. Internet is only for "e-mailing and surfing the web." We had to send in our MAC addresses so she could monitor our usage. The tech support guys are a bunch of bumbling idiots who blame you when you can't connect or disconnect a lot.
Electricity Bill
8. The electricity bill is always high, especially during the summer. If I turn on my a/c for 2 hours a day during the summer, I can expect to pay $50-70 bucks a month.
Walls
9. The walls are paper thin. I can hear my neighbors laugh, talk, wash dishes, cook, and take showers.
Packages
10. The apartment used to accept packages for residents, but abruptly they stopped. Now UPS and other package delivery services leave notices on your door. I am constantly calling UPS and arranging deliveries on days I'll be home. I still haven't received one of my packages.
Repairs
11. Last summer Americana Arms decided to re-tar the roof. I had bits of tar and other materials flying into my bathroom through the vent. There was hammering and yelling until 5 PM every day. I couldn't turn on my air conditioner or open my windows because the smell of the tar would come in. I had pounding migraines all summer. Even though you don't have to worry about this specific problem, just keep in mind that they love to do noisy and inconvenient repairs.
Railroad Tracks
12. When I first moved in, I noticed the railroad tracks outside my building. They didn't show me the actual apartment I'd be moving into when I first visited. When my mother asked about the train, the manager said, "Oh, the train only comes by at noon every day." ------- LIE. Try four or five times a day and at completely random hours. The trains screech when they brake and it sounds like screams from hell. When the train switches tracks, your whole apartment shakes.
Lies
13. The manager conducts yearly "smoke alarm detector" checks. As required by law, apartment managers have to give a notice 24 hours in advance before enterting an apartment. The notice must state the reason for entering the apartment. The manager tells you it's to test your smoke alarm detector, but they tell you to leave your bedroom and bathroom doors open to check for damages. The apartment manager even opened my blinds. Make sure you clean up and scrub everything down or you'll hear about it.

Please don't live here. It costs too much money, the apartment is small, there are ants and spiders, the internet is unreliable, the manager is a huge -----, the air conditioner sucks and the apartment is always hot and stuffy.

I've been here for 2 almost 2 years now and agree with everything except for the $50-$70 utility bill for 2 hours of AC in the summer. I have had mine on the energy saver for about 4-5 hours a day and the bill went up topping off at $45. And except for the train, since I don't live on that end, I agree with it all.
