If 25% of your monthly income is $900 or more then go live somewhere else.

However, most students do not qualify within this range.

Therefore I do not understand all these expectations people seem to have about apartments, especially ones in Davis that go for under $800.


The parking here has been great.

There is always a place to park near my apartment.

I like that the buildings are locked, although I would still recommend an upstairs apartment as it will allow you more privacy and security.


Yes there can be mold problems but this is prevalent throughout the Sacramento and Davis area.

Many apartments seem to not have windows in the bathrooms and this can add to the problem.

The windows are old and often after cold nights it is best to wipe your windows down in the morning as they get wet.


Obviously there will be more noise near the train tracks or street, and cooler depending which way your apartment will face.


I live near the street and the noise is minimal.

I hardly see any of the neighbors.

And everything is relatively quiet.

The laundry room is great, my air conditioner works great, and the heater works, the water pressure and heat are also great.


When I signed up I got free cable, they allow cats and the deposits are cheap.

I understand lower expectations for the price but students can definately afford another apartment for a little more. To say 25% of income to be $900 is exaggerrated. Financial aid counts as income and you typically need 3x your share of rent for a place. If you need to stay within the price range, consider rooming elsewhere or heading out to Mace.

It is usually recommended by any financial advisor (and considered when banks give mortgage loans) that your monthly payment towards housing be within 25% to 30% of your income to be 'affordable'.
As these apartments fall just under the $800 range then if you can find something better and afford it then go for it.
