I'm just finishing my second year at Avalon and I haven't had any problems yet. When our drier broke they fixed it withing the week, and when it broke again they ordered us a new one. They replaced our microwave, and management/maintenence have always been very curtious and reasonably quick to deal with any issues.

Yeah it's pricey ($2400 for a four bedroom) but we split it up between five people and nobody's paying more than $550. I think it's worth the price though, the place is huge and you may as well be living in a little house. Since most of the places stand alone and there aren't a lot of common walls you don't have to deal with neighbor's noise.

The pool is really nice (the nicest I've seen in Davis), but you have to contend with little kids from the neighboring complex sneaking in to use it. The community building is nice too, it has a pool table and a decent work out room. They are a bit picky about leaving anything on your porch or balcony, but at least the place looks nice.

I'm not sure how they deal with the security deposit, but hopefully we'll get it back. I don't think it was too big ($800-$900).
