As an earlier reviewer said - this place is not terrible (that is why I lived there for 3 years - I really wanted to move out after the first year but ultimately it was not bad enough to justify the pain in the butt of moving again). However - if you are comparing it to other places in Davis as a new resident . . . look elsewhere.

Pros: Staff was always friendly and polite to me and maintenance is (for the most part) prompt and competent. I can only think of one thing I reported which was never fixed and for the most part things were done immediately by friendly maintenance staff.

Cons: Many. Free High-Speed Internet is TERRIBLE. I just moved out and my standard Comcast package is literally ten times faster. My connection there had issues loading pictures on MySpace or trying to download anything larger than a jpg. Not only that but their ISP is very unreliable and will randomly stop working - usually only for a short time but just enough to completely screw up whatever you are doing (whether it is work or online gaming).

People do not clean up their dog crap.

Parking is ridiculously bad. They say they will tow but do not - so about a quarter of the spaces are taken up by cars that do not belong there. And you get to park across and down the street because there are no assigned spots.

If you live on the second floor your entire apartment will shake whenever anyone walks by. When people run by (which seems to be every other day) it feels like there is an earthquake.

Expect to be surrounded by trashy people. There is one family who is pretty much always screaming at each other - generally with their windows open (the police were called on them at least once when their child was crying and screaming "Stop - it hurts it hurts!"). There is another couple where - again literally - every single night the guy stands outside and over and over - as loudly as he possibly can gets a huge spit looch out of his throat to spit into the grass as if he is proud of it. I mean every single night. Either the same guy or his trashy girlfriend likes to sit with the windows open and belch over and over. So - lucky me - I had an apartment near them and had to choose between roasting alive with the windows closed or being greeted with the disgusting symphony of white trash whenever I opened my windows.

Which leads me to the next problem - spring summer and fall the places get ridiculously hot. The air conditioner is incredibly loud and in at least one of the floorplans (mine) it points directly into the bedroom - so if you are anywhere else in the apartment it is completely ineffectual. The insulation is also cheap and the windows are single pane so you will find that if it is cold outside - it is even colder inside. And when it is slightly hot outside - it is even hotter inside. And when it rains the windows leak.

Finally - although they are polite - the constantly shifting staff just does not give a crap. Specific examples: They have a plan where you can pay half rent as storage if you are not going to be there for the summer. I did this plan. Apparently they forgot about it because when I happened to come back to check on things there was an eviction notice on my door. They had not bothered to ask why I - someone who had been renting for almost 2 years without missing a single payment - had suddenly decided to pay exactly half the rent. Nor had they checked the file to see sitting right there on top the half-rent storage agreement. Nor had they bothered to call me on my cell phone (which I know they had because they had called me on it before). When I went to the office and they opened the file - seeing that agreement right there on top - I just got a brief uncaring apology and they removed the eviction notice.

When the Internet went through a period where it was stopping working about every other day in my building and I told them this was an issue I was informed that the Internet was for recreational use only and if I wanted something more reliable I would have to purchase it myself.

The people that ship there (UPS; FedEx; USPS) often do not bother to bring items to your door. Sometimes they will leave a note pretending they did (aka - you were in your apartment all day and when you go to leave there is a notice saying they attempted to deliver it) - and sometimes they will not. They take it to the office. The office however will not bother to call you to tell you that you have a package. So - in my case - I found out a month and a half later that someone had sent me a package and it had been sitting in the office that entire time.

Finally - there are washers and dryers that do not work and they fail to repair. People will put up homemade signs saying they are broken to let other people know and the office for some removes these signs WITHOUT fixing the machines.

Now that I think back on it - it probably was bad enough to justify moving out earlier. I was just lazy. Do yourself a favor and look elsewhere.
