good, bad, horrible

Good: Lets begin with the positive. The apt. complex is small
and there are sufficient parking when needed. The people living there are mature, very nice, and fairly quiet. Minor repairs are done fairly quickly.

Bad: This is not the apt. complex's fault. Some people living here do not clean up after their dogs. In fact, it got to the point where the the apt. manager had to send out a letter telling residents to clean up after their dogs because the landscape people refused services due to this problem. The walls are thin and you can hear your neighbors' music easily. However, they are respectful and this only happens usually on the weekends. There are

Really bad to personal worse: I don't think this is typical of Cascade, but this is my experience. My apartment was not prepared on time. I moved in one day late. The promised dishwasher (prior to signing lease agreement) was not installed until a month later. My apartment was not properly cleaned and repaired prior to move in. I did not have a working frig. for 3 or 4 weeks. Blinds were not installed until even later. There were some major repairs to other units and on the complex, which required major
equipments. This generated a lot of noise over a period of
multiple days. No notices/warning were given.

In the middle of the lease term, the owner (Tom Cross, Star-Crossed Properties) sent out a notice that the balcony
needs repair and it is not safe to be on it. That's pretty much what the notice said. No further details were given on what will be done and the estimated timeline was not given. I quess they should add to the lease agreement:
WARNING: WE RESERVE THE RIGHT TO RESCIND ANY PORTIONS OF YOUR APT UNIT FOR A UNSPECIFIED PERIOD OF TIME.

Horrible, horrible, beware! Casecade is surrounded by a very large retirement home and a Quick Stop. First, the retirement home. It is large. Implications: garbage collection every day. They come at around 7:00 and drop that ton of metal dump. It is an explosion everytime. Ear plugs!! The retirement center have loud outdoor speakers for paging staff. You hear their paging all day long.

Street/car noise. In some units, facing Pole Line Rd. they have double-pane slide glass door that blocks out most of the traffic noise. To my surprise (I was shown the apartment with the double-pane window and showed how nice it insulated the noise) this was not in all units.
If you're unlucky, like me, to get one of the other units, be prepared to deal with the traffic noise. Free-flowing traffic noise is not bad. Take notice of the interaction of East 8th Street and Pole Line Rd. This is a very busy interaction. There is unbelievable about noise stop-and-go noise from the vechicles in this intersectin.

Finally, the Quick Stop on the corner of East 8th Street and Pole Line Rd. Huge trucks come very early to restock their supplies almost daily. Again, ear plugs!!! It is also a very busy market. They sell kegs and propane tanks. They toss these (one or both) out in the back and you hear metal clashing regularly.

OVERALL RATING: Average. But if you have my luck, expect worse.
