Years at this apartment: 2005 - 2006
As with many apartments there are pros and cons, in this review I will be as objective in illustrating each as I can.
Pros:
- Apartments 15, 16 and 17 have actual backyards which are fair sized, other ground floor apartments have fenced porches, 2nd floor units have new balconies
- Central AC and Heat
- If situated below and in-between other apartments AC and Heat leak into your apartment reducing energy costs year-round
- Complex accepts dogs, cats and birds of all sizes
- Comparably large sized rooms (referring to 1 bedroom apartment)
- Fair response to maintenance issues (1:1 [good:bad] ratio)
- On-site management
- Location (nearby Safeway, DMV, Post Office, Nugget, Bus Stop "A" and "PQ" lines)
- Dishwasher
- Landscaping regularly maintained
- All in-apartment appliances functional
- Adequate parking
- Free "Wireless High Speed Internet"
- On-site laundry
Cons:
- Substandard water pressure
- Antiquated appliances (AC/Heater, Oven, Stove)
- Free "Wireless High Speed Internet" is provided by Instaconnect (Cable Modem measured to be 500% faster at http://reviews.cnet.com/7004-7254_7-0.html)
- Wireless Internet connection unreliable, either fault of Cascades' or Instaconnect
- Property arrangement (odd parking lot and placement of units)
- 1 narrow driveway (entrance/exit)
- Off-peak office hours
- Frequent Management turn around (3 during 9/05 - 9/06)
- Substandard notice of required maintenance
- Location (borders "Retirement Home" property with external loudspeaker and daily dumpster replacement, nearby Elementary School increasing traffic and noise)
- Street noise (easily transmitted through apartment walls)
- On-site laundry (1 washing machine and 1 drying machine)
Some personal experiences include:
- "Bug" infestation in kitchen cabinets, pest control offered but declined due to possible exposure and toxicity issues
- Broken vanity mirror/cabinet, replaced 2 months later
- Toilet backed up without apparent cause, toilet replaced next day
- 2nd floor balcony remodel with 24 hour notice, during construction I was awoken by construction worker knocking on the sliding glass door in a fenced and non-gated backyard; to further clarify the worker had jumped over the fence because there was no access to the backyard except internally through the bedroom, the vertical blinds were open allowing clear vision into my "private" bed room, and was awoken by the sound of his tympanic rapping on the glass and raised voice insisting he needed to start work on the balcony above
- Monthly smoke detector testing with hour or no notice
- Offered to vacate 4 days early in lieu of possible cleaning costs
- Apartment not ready for move-in date due to water heater and pipe replacements, promised construction completion date 2 weeks premature actual move-in date 1 month late
One last piece of advise, take notes of all repairs including managers' signatures within your documentation, keep all documentation provided by management, document exceedingly well upon entrance and exit of apartment including detailed pictures and familarize youeself with California Renters Codes. 6TrHFn6pn7poyqNlKEgn
