Positive comments:
The management takes care of the property and takes care of all maintenance requests promptly. Also, the grounds are taken care of. One person in this forum commented on trees being removed. Before the forest fire season, pruning was taking place throughout Davis and any fire hazards were removed. The city of Davis has the authority over what trees may exist on any property, and they are allowed to tell apartment buildings that a particularly bush or tree could spread flames. Any pruning or tree removal would have occurred before the fire season strictly as a safety measure.
There are quiet rules, so normally one does not have to worry about noise. Some student buildings will have loud partying, but this apartment complex does not.
The tenants are a mix of university people, retirees, employed persons, and families. The people are fine. This is not a building with crime or domestic disputes. A couple of times the police came because of young people getting drunk and making noise late at night, but that it very rare, and in a university town sometimes college age people will get drunk. The area is safe. There are million dollar houses one block south in the El Macero neighborhood.
I left my apartment clean, so there was no problem getting my deposit back.
I wouldn't want to ride a bicycle to UCD from there, but the buses stop in front and at the corner, so it is very easy to get to campus on the bus during the weekdays and on Saturday in the daytime. The Unitrans was not running at night or on Sunday.
The only critical comments I have are:
There were a couple of smokers in the building. I was told there would be no one smoking nearby, but there was one. Sidestream smoke causes breast cancer and this selfish jerk does not care whom he subjects to possible cancer, including his partner (wife'). Some apartment complexes in Davis are beginning to become non-smoking and I hope El Macero will follow suit. It is very stressful knowing one is being exposed involuntarily to sidestream smoke day after day.
The management was too aggressive about trying to get people to renew their leases early. Students may want to renew in February for the next academic year, but for others this borders on the illegal (it is illegal in many states). The city of Davis has a tenants mediation office if you are hassled about this by a landlord in Davis.
The other matter is the swimming pool. It was clean during the summer. The pool is usable only during the summer, but the whirlpool can be uased as early as mid-April. However, the pool area was not kept clean as was the rest of the grounds. The pool furniture was not cleaned and there was dirt in the pool until mid-May, when I joined a private swim club nearby and stopped going to the pool area.
The clubhouse is kept clean. Occasionally there were teenagers in there having sex on the reclining chair in the dark. I don't know whether they were residents or kids from the wealthy homes nearby sneaking in to get away from their parents.
Except for the cigareet smoke, I would recommend it.
