Be wary of smiling faces & post-lease promises.

The comment about the unfinished construction is still a factor. The complex is dealing with rot issues on many of the units. Moved in Sep 06 (Looked for Apt. & signed lease in Apr 06), promised construction would be complete by Oct 1, 06. It is begining of Feb 07 and most likely construction and noise will continue until late 07. Despite excellent tenancy, I have recieved a number of curt notices including a 210-day eviction notice/lease renewal notice, so they can increase the rent. Despite insistence that I sign and early lease, apartments were available into Nov and beyond. Nice place for sure, rent is high (A Davis issue especially with few Rental Co.'s owning multiple properties). Know your rights here they will take advantage of them.

those notices are for the management's organization so that when theyre showing the apt, they know which floorplans are available. it makes no sense to advertise a place when it wont be available, that would make them have a poor rep. with people that are looking for an apt.
there are no issues with 'rights' with these people, so if you could elaborate on an instance in which the management HAS, that would be helpful.

The balcony at my apartment is being repaired as there's rot all over this building and front windows have been boarded up for security/safety reasons. Stonegate are offering no reduction in rent during the repair period. I've been in the apartment for 4 months and wasn't told that this work was to take place until 48 hours before it started. I now have no balcony, reduced light coming in from windows and have to put up with construction noises. Not to mention reduced parking availablility due to said construction. I would not have taken up a one year lease had I known about this work and feel cheated by the lack of compensation (in the form of rental reduction) from Stongate. Wait a year and this place may be nice. At the moment, stay away.
