I lived at Pinecrest for nearly three years now and am so glad that I finally moved. I was happy for the first few years seemingly nice grounds, generally pleasant managers, and few major maintenance problems. But things really declined in the last year of my residence after the newest management team took over. They were rude, unhelpful, and generally refused to make sure that even the simplest things got done. The maintenance guys and the cleaning women were good, but the managers were cold and super quick on the draw with a nasty note if you violate one of the zillions of overbearing community policies. And they refused to help with any serious problems that arose, of which there were many.

The worst problem here is the lack of hot water--we consistently had to run the tap for 6-8 minutes to get even lukewarm water. And the whole complex PAYS for that water. When I brought this to management attention, I was told that this was just normal for an apartment complex, even though the hot water problem was ridiculous and had gotten much worse over the three years I lived there. It s a massive waste of water. And this in California, the land of water conservation''' Add to that all of the additional wasted water costs (note the numerous water leaks all over the complex) that get passed onto the residents, as we are responsible for paying water, sewer and garbage, and you can get a sense that the seemingly low rent is subsidized by the ridiculous water/sewer/garbage fees (think 40-80/month).

On top of that, there have been many security issues over the past year, including a murder and armed home invasion over the summer, on top of the regular vehicle break-ins. Yes,lock your doors.

This has become one of the slum complexes of Davis. There are far better values for your dollar. My advice stay far away.
