I've come to the conclusion that the vast majority of people on this site (not just specifically this apartment) are simply looking for a place to vent their frustrations. Most of the complaints are the result of living in an apartment complex. It is not your own single family home and it is not a luxury hotel. You will share walls with others, and you will hear the gardners outside one morning a week. Sometimes neighbors can be inconsiderate, but it's an APARTMENT!

I lived here for a year after I graduated. The grounds are always clean and well kept. There is no assigned parking, but neither lot was ever full when I lived there (both were about equal distance from my apartment). I always found the people in the office to be very friendly and welcoming. The complex has a lot of older folks (i.e. not college students) and families so you won't encounter a party atmosphere. Most of my neighbors were very friendly and I was sad to leave. The only reason I left is because I was moving in with my boyfriend. Yes the water bill sucks, but it's a fact of life and in my apartment hunting, I found that the rent at Pinecrest was in the low-mid range for Davis in general, so paying a little extra (around $40-$50/month) wasn't that bad. I also never had any issues involving maintenance so I cannot speak to that.

Those who think this apartment is HORRIBLE, AWFUL, CRAPPY, etc. etc. will be hard-pressed to find an apartment complex in this price range that meets their exceedingly high expectations.

I agree. The management (Josh) is the nicest manager he will bend over backwords for you and so will maintinance (Ryan) I asked to transfer to a 2 bdrm for me and my daughter and I was the easiest smoothiest transition for us. We have moved in and out about 3 times when I needed a place to live Josh was there for me. The apartments are old only so much can be done to fix without increasing the rent. The rent here is the best in Davis. I came from living in a house for 6 years and apt living is an adjustment but Im happy here and will stay as long as necessary. It is safe and conveinient to schools and downtown. I rate it 5 stars all around. Joi G
