Never saw any rats, did see cockroaches at times (though not often). Fairly nice apartments, each with its own patio which is a plus. 1-bedrooms are really just studio apts. with extra walls built in, which only serves to make them less roomy. Rents keep going up, though at $685/month for a 1 bedroom (studio) it's still one of the cheaper ones in Davis, especially for being so close to campus (10 min bikeride max to any part of campus).
The managers can be nice, and also the opposite. They allow 1 car per apartment and threaten to tow any cars not registered with them, though they never do. Overall they're okay as long as you avoid them.
Can hear neighbors fairly easily, particularly those above if you live on a ground floor apartment. Noise isn't much of a problem though.
I've been looking for a better place to move to, but the location and price of Piņon makes it hard to beat despite its shortcomings, which aren't numerous.
