Great Parking, Lots of Storage, Was Quiet (Before Construction)

Parking is wonderful. Tenents have assigned covered parking close to the building. There is plenty of guest parking spaces, as well as ample street parking.

Lots of storage in the apartments. There is an outside closet, and three good sized interior closets with high ceilings (I had a 1 bedroom).

Units themselves are quiet. I lived on the top floor and rarely heard my neighbors.

All appliances worked. When something major broke down it was promply fixed.

The grounds are very well maintained. Lots of trees/shubs, and the pool is spectacular. There aren't hords of children running loose or drunken students stumbling around. It is generally quiet...BUT

They've started construction next door, and it is LOUD. My favorite thing about this apartment was that it was quiet. I lived here for two years and thought it was wonderful because it was so quiet and I could sleep in as late as I wanted or study into the wee hours of the night and it was SILENT. Now, I wake up at 8AM to the sound of jack hammering or tractors digging up the adjacent lot. This is bad, and I am sadly moving out.

Now, I've read some of the previous reviews and take issue with the fact that some people think this is a rotten place to live. Mainly, it seems people dislike the fact there was a murder and they dislike the managment.

Living in a place where someone was killed can seem a bit scary. However, I've always felt very safe here. The murder was an isolated incident, and it was one of those things that could happen anywhere. The complex is not "thuggish" in any way, there aren't drug deals going on or anything like that. My car has never been broken into, nor has my apartment. I only know of one incident of a car break-in in my two year period, and that's pretty good for Davis standards.

Yes, the new manager is a bit odd. He's young, but he has always been on top of any maintenance issues. The only thing he's ever done that annoyed me was decide to raise my rent $40 about a week after the first tractor came roaring past my window at 8AM. Very bad timing on his part. However, I'm moving out so this isn't really a problem for me. I will say that the maintanance guy the complex hires is really good and gets the job done right. My bathroom once flooded and he came out right away with a wet dry vac and took care of business.

Also, I have not once ever seen a rodent or roach in my apartment.

Oh, I really don't like the inadequate weather stripping in my apartment. If you move in, make sure it's okay (or have them replace/install it).

So, aside from the construction noise, which should subside in a couple months or a year, I rate this place very highly. I'm sure that between the noise and the murder, you could negotiate a pretty sweet deal...but I value my beauty sleep too much and really want a garage so I'm opting out for a house in Sac. Good luck!
