Have you considered calling the Landlord/Tenant Issues office of the county you live in? They can tell you more about what rights you have as a rentor.

I lived there for 18 years and agree 100% with the above poster. Amador Lakes will screw you to the wall on any cleaning deposit. The real problum with the "Lakes" now and for the past servel years has been the mangement. The "Lakes" has been sold servel times and the investment group who now own it care little about anyting except the money. ---, the property manager is a part of that group.
When the prior owners and property manager-------------- where in charge, the tennet turnover was at least half of what it is now. Satisfaction was twice what it is now.

It is illegal to charge you for painting or repair of holes in wall for hanging pictures. It is also illegal to not allow you to clean the rug yourself. This is called reasonable wear. Check CA tenant rights. If they do charge you, your are entitled to an itemized bill for each service. The best thing to do is demand a walk-thru prior to turning over the keys. TAKE PICTURES, you can literally take these folks to small claims court and request 2 1/2 times the deposit. Check it out. Good luck
