I lived in a 2 bedroom ground floor apartment for 14 months and after reading some of the reviews thought I should bring some clarity to the very mixed views of residents.
The apartments are poorly constructed, door seals, draughts, bathroom fixtures, heaters etc but this is not the fault of the management. Many new buildings are poorly constructed these days. If I had purchased this apartment I would be very annoyed at the substandard workmanship. As a complex it is ambitious to think that the units will be rentable after 10 years without renovation. Having said this my apartment was very presentable. For someone moving into town who needs an apartment quickly and with very little hassle the units are fine but you have to be very careful about getting a inward facing unit away from the trains. You can hear the trains (again not the fault of the management) but if you are on the pool or courtyard facing in, it is tolerable. I would not fancy the units facing the tracks.
Dogs I like dogs but they are everywhere and they are not just small apartment dogs, Labs, Dalmatians you name it it s here. I personally think it is cruel to lock up a large dog in an apartment all day with the exception of a few breeds that adjust well to city living. What is even worse is that the extent of their daily exercise is a run around in the court yard at the expense of everyone who has a patio with owners considering that the space is for their dog and their dog only. If you had one of the balcony units and found a dog on it you would not be pleased. What makes a patio any different' Bottom line is that the rule should be small to medium sized dogs and on a lead. The courtyard is not a dog park. This is the fault of the management.
Overall, I liked living there, but you do get the feeling that once you sign the lease that s it. Being cordial to someone who is paying you 24 grand a year is not that difficult and yet you feel that the senior management is constantly on the defensive. Plumbing work had to be carried out here when I first got here and they had to have access to my apartment. I totally understand this but they gave me 12 hours notice and said that they could not be responsible for pets and that owners had to lock their pets down. What if I had been away for a few days'
A few weeks later the same thing happened again. I know they had to come in but there are so many more tactful ways of winning the support and respect of residents. Then we had to have apartment inspections like we are living in a dorm. For the money I pay I just wanted them to respect my privacy and leave me alone.
Despite a negative tone I would recommend some of these units. They look great, grounds are nice and well maintained. My parking space was taken once and there was little I could do about it but I could always find parking for my other car. Apartments are internally well sound proofed and at the end of the day it s apartment living. For a 2 bed 2 bath apartment on the ground floor with patio I paid 2000 a month and they wanted 2195 to renew the lease which was not worth it as you can do way better in the east bay renting a condo.
