I lived on Hazel Rancho for 18 months. I never default on rent, was never a disrespectful or difficult tenant. Please take time to read this review; it will help you to make a better decision!

HORRIBLE NEW MANAGEMENT
They are JUST terrible!!! They do not explain things clear enough for you to understand. They do not EVER reply your phone calls, no matter how many times you ve called or the nature of your call. They tell you will do when you are standing on their lobby, but it never happens. They are RUDE and inconsiderate. They will post notices of private issues on your front door. They will nickel and dime you for every cent that they can find a legal reason to use as an excuse.

WALLS
The unit walls are very thin. I lived in a floor unit, and for many nights I couldn t sleep if my upstairs neighbors decided to walk, talk or use their bathroom. It s like they were inside my house!

AIR CONDITIONING AND HEATING and REALLY HIGH UTILITY BILLS
Talk about Awful. You will need to choose to either run your heater or watch TV. Yes, is that bad! The AC unit is so noisy that is impossible to hear the TV or radio, unless you have it in a really loud volume. The ventilation system of the apartments is out of balance, so as the living room is blazing hot or dreadfully cold, your bedroom will be in the exact OPPOSITE temperature. The result is a really uncomfortable home environment and a HIGH utility bill! The water, trash and sewer service averages about $35.00 to $40.00 a month. Please keep in mind that I lived there by myself, and in average spent about 3 nights a week at home!!!!


VANDALISM AND ROBERRY
My upstairs neighbor left the complex after his car was vandalized twice. The last time, the one I witnessed, a really large rock was thrown against his windshield. A beautiful BMW, so you can imagine the damage and the cost! Also one, of the tenants had his motorcycle robbed. My car was key scratched; my boyfriend SUV doors damaged when someone tried to broken the handles lock opened. There is a lot more going on, just read the other reviews!

I could go over in lots of other pages about my experiences with their construction at 6:30 am, parking lots closed I stay as long as did, because I was constantly gone; either out of town or at my boyfriends place. I m so glad that my lease is over and I m gone!!!!!!!! The old management BRE Properties was great to deal with, not perfect, but they made that place feels like home. Check out some of their places at Rancho Cordova and Folsom, they are cheaper and two of my friends live there and they are really, really happy!

With all the changes the FPI Management have made, the forgot a really big one. The should have changed the complex name from Hazel Ranch to HELL RANCH, that would be a much better fit!
