My Pros and Cons of the Pointe

While this place is not a dump, it is definitely not a luxury as some of the company's ads state. I provided pros and cons of the Pointe apartments. I am a resident of a few years. I had my share of complaints and issues.

Pros:
You have your own washer/dryer room, which you can rent the washer/dryer from the Pointe. I am paying about $90 a month. I figured this is better than buying my own and paying for maintenance if it breaks down.

In general, the Pointe is a friendly community. For the most part, neighbors are nice. The kids are friendly and respectful to elders.

The community is gated providing a somewhat-effective deterrent from people coming in and off the residence. This does not keep everyone out, but it is better than some non-gated apartments in Fairfield. If someone is parked in your space, you can call security and have the vehicle tagged with a notice. Door-to-door soliciting is rare.

The maintenance quickly responds to critical maintenance issues. If the critical issues cannot be resolved by maintenance, outside services are called. Landscape is well kept. The environment is cleaner and quieter than most apartments in Fairfield.

Cons:
Noisy and sometimes hostile neighbors:
I had to call the police several times because surrounding neighbors are making noise well after midnight mostly weekends (parties, music, and thrashing about). I understand there are the occasional parties. But if excessive noise goes past 1a on the weekends, I call the police.

While most of the kids are well behaved, they play in areas they should not be playing in. In addition, their toys are lying around in inappropriate areas. One morning I saw a skateboard in the center of a walkway. Luckily I found it before someone was unfortunately to step on it and slip. Older kids are playing in the tennis court (and not playing tennis either). They already ruin the net once, which was replaced. Sometimes they would break limps off the trees to use as a bat for baseball. I appreciate the fact that these kids are getting exercise and I would be flexible in them using the tennis court as a baseball diamond. But destroying or breaking the Pointe's property or landscape is unacceptable.

I am a cigar smoker and I smoke outside in my patio area so it is not inside. I had a hostile neighbor above me that would come outside yell, make indirect threats, and stomp above me every time I would smoke a cigar (1-2 a week). At times he would have his window and balcony door closed (especially in cold/hot weather). But as soon as he saw me, he would open everything and make disruptions. He started making noise in the middle of the night (1a-3a), I would assume to get back at me. I made multiple complaints about him to the office. In addition, he did not follow some of the rules in the lease agreement. The management spoke with him several times saying I have every right to smoke in my patio. However, the management never evicted or officially warned him.

Maintenance:
The trash is regularly emptied and there is no doubt that some residences are dumping inappropriate items in the dumpers (i.e. furniture). However, several times this year the trash dumpsters overflowed with garbage. This is probably why the complex is experiencing rodent problems. There were a few stray cats that helped kept the rodents in check, but the apartment trapped and got rid of them months ago. I have seen mice in my apartment and patio, which I assume is encouraged by the overflowing garage areas and lack of cats to keep the natural balance.

Maintenance is attentive. However, similar to the other reviewers, I had several non-critical maintenance issues that went on for almost a year without any attention. I reported these maintenance issues several times to the office. I am not sure if this miscommunication is with the office or the maintenance.

Management:
Most of these cons I stated with neighbors and maintenance involved the Pointe's management. The Pointe's management is good. But when things are not resolve they do not effectively follow-up. Neighbors continue to be noisy/hostile, trash dumpsters overflow (every once in a while), non-critical maintenance issues take a while to be resolved. Some neighbors need to be evicted, emergency trash pick-ups are needed, and the non-critical maintenance issues can damage the apartment turning into a critical issue.

Conclusion:
I am happy at the Pointe apartments. The environment is nice, clean, and crime is relatively low compared to other apartments in Fairfield. The Pointe is a modestly large residence. While I cannot speak for every part of the residence, I feel safe in the area I reside. I have no reservation walking to my car late at night. You cannot be 100% contented anywhere in the world. However, I would expect more from a luxury apartment community.
