California law says with a 30-day notice, the maximum rent increase is 10%; with a 60-day notice - whatever the hell they want and this place will! When our lease expired, they tried to increase our rent by 25% with only a 30-day notice, and when we corrected them, they just re-wrote the 30-day notice with the 10% - AND gave us a 60-day with the 25%. How many people have they ripped off with a 30-day notice who didn't know the law' There are 180 units here... hmmm. They are price gougers if you don't want to renew your lease. You need Acrobat reader to view. Even if you don't move into the Summit (but especially if you do) it has good information. Know your rights, and the landlords rights.

It is a property management company's duty to know the law - and not get corrected by a tenant. All they did was just re-write the notice to comply with the law - why didn't they do that in the first place' I believe they knew full well what they were doing was wrong - probably illegal. No apology or anything, just a new number in the rent. I used to like the Summit.

The place itself is okay - not wonderful - I wouldn't have moved here if it wasn't decent. And if you stay ALWAYS locked into a lease, you can get a good deal. But I can't recommend a place that uses such shady business practices to get you to extend your lease.
