Poor management and staff from start to finish!

This complex is not only the oldest in Folsom but has the worst management and staff. From as far back as I can remember (we were residents for over a year awaiting our new home to be built) the service has been horrible. When we signed our paperwork we were offered a particular location/unit. The day before we moved in the manager called and asked us if we would be willing to take another unit and they would give us a discount on our rent. We had to take it as our current landlord had already re-rented our residence and we needed to be out!! A couple months into our stay we found that there was a pipe right above our front door that leaked water. Assuming this is the reason this unit was vacant for so long!! So each time you would go in and out of the apt. you would get water on your head, clothes, purse etc. We asked for several weeks to get this taken care of. Finally we just hung a huge bucket from the ceiling right outside our front door! Not only was this an eye sore but we had to empty it each day which consisted of buying a ladder and getting up there every night after work and dumping the water out at the parking lot! Three weeks later the staff finally got around to putting up a large white pipe that just re-routed the water to land on my downstairs neighbors front patio!!! hahahaha! This neighbor happens to be an elderly woman who can barely walk up the stairs when dry but now gets to deal with wet stairs each time she leaves her apt. This was just one of the many "work orders" we tried to get resolved while living at Folsom Ranch Apts. Work orders were not completed in a timely manner obviously (if completed at all) and to get a work order acknowledged(not taken care of just ACKNOWLEDGED!!) you have to call, write and email, write a letter and then contact the regional manager.
The grounds are always filled with leaves from the over grown trees, the pools are dirty with black mold on the sides, the sidewalks have turkey droppings all over them (they have about 30 turkeys that live there!! SERIOUSLY!!) and worst of all is there is nooooooo parking for guests or if you have two vehicles.
Don't let this be your next home!! It is such a nightmare. Now that we have moved out we have tried to schedule our pre-move out inspection. Not only did they not show up to the appointment time THEY SET UP FOR US but the staff wants to blame the error on us, the resident. Fortunately, I have learned from previous experience that they are horrible at management and I kept the business card of the employee who set up the appt. for us, a note from this same employee confirming the appt. time, date and whom the appt. is with. I think this should be sufficient proof that the error was on Folsom Ranch not us. I dread the day I receive my deposit refund check and list of charges. Not only will it not be within the 21 days that the law DEMANDS it be returned, they will charge us for things that are normal wear and tear or that are listed on the move in as already damaged.....this I guarantee!! This will be done to us out of spite because of the numerous times we have called them on their lack of management or worse...LACK OF KNOWLEDGE ON THE PROPERTY MANAGEMENT LAWS! I would list the names of the employees we have had direct issues with but it pretty much includes them all so I don't need to go there!!
If Folsom is where you want to live I would take a look at the apts. over by Folsom High, the ones over by Oak Ave and CA Family Fitness or better yet, find a house to rent. Its almost the same price and you won't have to hear your neighbor having --- sex or the alarm clock of your neighbor going off each morning (yes the walls are that thin) or the smell of curry from your neighbors kitchen.
