I have lived at Folsom Ranch For about 4 years. I have never had any problems. My neighbors are very quiet. The office staff are very friendly and complete work orders fast. They do what they can to meet your needs. The rent is very resonable for the area.

This is a fake review to boost ratings. It has to be. Plus, the manager is named Holley and if you look at the email address of the person posting this review you can see holleymae@yahoo.com . Interesting.....Listen, I lived there for over 4 years and the place is so old and outdated that it reminded me of the 70's. Many of my friends and family have mentioned that over the course of the last 4 years to me. Let me tell you the management is terrible. They often break the law in regards to tenant landlord relations and are very rude and intrusive. They have been sued plenty of times. My rent was $800.00 a month when I moved in (with water and sewage included) now they are asking for $1150.00 (without water and sewage). Every time my lease ends they always tack on a hundred or so on my lease renewal offer. I am not a problem tenant that is being forced out either. I was online and they were offering the same apartment for way less to new tenants. My apartment hasn't been painted in the 4 years that I have lived there (who knows how long it went unpainted before then). When I mentioned this to them they responded by telling me to buy my own tupperware and brushes and they would supply the paint for me to paint the apartment myself (Say What?!?!). My carpets looked old when I moved in 4 years ago and still haven't been replaced. I tried to talk to them about this and they said they don't usually replace carpets until someone moves out. Unbeleivable!!!!! P.S. Forget about getting your deposit back.....Never happen....By the way don't forget to ask for the moving in/out checklist with the subtract from your deposit charges that they use to suck your deposit dry. You are not supposed to know about it and they really don't want you to see it, but I got from a guy who was working in maintenance (They fired him when he got hurt on the job, but blamed it on something he had done in the past). There is so much more to say about this apartment, just not enough time. Bottom line = Don't rent here!
