Nice Complex, But be Prepared

I enjoyed living at Iron Point. The floor plan was nice, the pool area was nice, and the grounds were kept up well, however, I do have some issues. I was on the first floor and was constantly being woken up from the noise from the upstairs apartment.
I also had an issue with flooding which took some time to resolve. There was also an issue with my dishwasher. It broke and took over two weeks to get resolved.
I lived there thru two lease renewals and each time the rates went up considerably. The management team referred to it as bringing me up to "market". What this really amounted to is signing you up for a move-in special, knowing that people don't want to move and they'll most likely stay, even with a rent increase. My question is, "does the "market rate" ever decrease'"
My other concern is the amount of your security deposit that will be kept, even if the apartment is cleaned to perfection and in excellent condition.
I view these practices as unethical and felt compelled to share my experiences.
